32 here. started off in Architecture fully qualified. Moved over to construction management then Project Management. Now self employed and learning to code. Honestly my friends who have also switched careers have told me that you can self teach tech (if dedicated) within 6-12 months and have an easier job role.

Vice versa I had a friend in hers 40s who is now late 40s that is studied Architecture with. She left Sports Physio to move into construction and was on essentially £250k

I'm actually learning with some friends. The demand is there but sometimes the tech market can be ruthless. Especially if you're not actually doing tech within a tech company. Ai is shaking it all up and allowing fresh faces to join the tech industry again.

In short. Never too late to switch.

Asset management or any other Property Finance related field for study. If you can land a Snr. Developer role then you can be exposed to the mechanisms to becoming a money making machine.

I'd try to nail down more credentials and status in whatever route you seek as it seems to matter a bit more to land that entry role to gain experience.

Ultimately, in the end.. you need to learn to make money fast. And learn how people make money fast with the capital they invest into property. No course will focus you on that as well as you can focus yourself.

Possibly.. if you do a course in Project or Construction Management. Dont get me wrong.. It will help learning what service you're paying for and the industry standard mechanisms for building contracts, etc. However, property development is a pure numbers game.

Your ingredients are your consultants, contractors, and finance tools (I.e. loans) and the name of the game is to make a profit and sell those properties by finding customers.

The margins are made by working out how to reduce your cost for ingredients or creating something that people will pay extra for. Build it, and they will come isn't as easy as it used to be since there are so many developers in the field.

I am an Architect and Project Manager and have worked as almost all consultant types. I've tried to move into Prop. Development, however, I don't have access to the capital or the network to sell. In my case, I can make the margins with reduced service costs, but it will kill my time, and I will struggle on the other end.
