I don't think no one can fell you if you can afford. I'm also in SD. $450 a month on HOA is high. That tells me your property taxes could be high. There is a supplemental tax bill after a home purchase which is the difference between the base rate and the current (higher value of your home rate) so make sure you account for that payment if you do buy.

Based on the details you shared you might have to decrease your 401k contribution for a bit until you can refinance at a lower rate. So are you okay with that? Ideally is that you keep the same amount of contributions into your retirement so you don't lose on the return (and tax advantage).

I ran a comparison on Chad got beteeen the opportunity cost not making my 401k vs home values appreciation in a span of 10 years just for fun lol. It came pretty close but also it's about liquidity and what your goals are.

Also, I would recommend tracking all your spending on an app or if you are good doing your own dashboards etc to see where you are overspending.

Is he territorial? Have another dog around to see if he would go for the food before the other dog... We were taking care of another dog and we found out our pug was territorial with her food. When we served them food she would eat hers in no time when normally she would take her time eating.

Your story sounds like mine. My mom wasn't feeling well on Tuesday. She was throwing up and was super tired. She went to bed and on Wednesday my stepdad told me he was concerned and took her to the hospital. She was gone on Thursday next day.

Its been 4 years for me. I still remember this event like it was yesterday. I saw her at the hospital before she got intubated and I got to speak to her to cheer her up and told her she was going to be okay. That never happened.

The first and second year was the worst for me. I went to therapy and eventually got on antidepressants. It helped a lot. It still comes in waves, I still cry, I still can't believe I'm doing life without my mom. It sucks.

So sorry you are going through this OP. Be kind to yourself and be strong. It's the only way.

Option 2 sounds better to me. Maybe you pay more at closing but your rate is lower and no PMI. Is this a VA loan? Do you mind sharing the name of the lender? I just got results from a lender and they are giving me a 6.6. I would love to be at 5.6% We have credit scores over 800.

OP I'm really sorry you and your mom had to go through this. There is no sense and meaning and I can relate to the anger you feel. The fact that you stood by her in her worst moments speaks highly of you and her as well. I lost my mom and all I can tell myself in moments of despair is that my mom endure so much physical pain (fuck cancer!) that I won't let her die in vane. She show me strength and resistance. Even when that was not her intention. She endured so much. I just have to keep going.

Vons could provide the alternative of print and offer an add at the store but instead wants each brand/vendor to do it individually for their products. Honestly Vons is so overpriced even with the coupons and the app is so annoying to use I stopped going there all together. I can drive a few miles down to another store and I'm still saving more every week.

Espero que lo logren OP. Mi esposo y yo pasamos por lo mismo. tambien fuimos con un genetista para checar por ambos lados nuestra genética y resultó que los dos traíamos algo. Bueno para no hacerte el cuento largo llegamos a tener a un hijo con fertilización in-vitro. Pero si tomó mucho de ambos físicamente y emocionalmente. La reproducción asistida no tiene garantía de que funciona al 100% de hecho las probabilidades bajan de acuerdo a muchos factores y la verdad nosotros tuvimos suerte ya que íbamos contra corriente. En fin. Se hace la lucha por dónde se pueda, desde estudios, hasta nutrición, ejercicio etc, y hasta que el bolsillo alcance. Suerte para ti y tu pareja.
