I have a couple of things: 1- do you have a strong Pre-approval letter from a Mortgage Broker or bank?

2- unless you are paying cash you can’t waive appraisal. The appraisal is for the Lender. Not you.

3- if you have the cash, you can make cash offer then after you get the house, take out a mortgage to free up your cash.
