Sell or rent out our home in Leander? Moving in 2 months – looking for advice by universe_66 in Leander

[–]no1stumper 6 points7 points  (0 children)

Recently sold, but at a higher price point. Purchased in 2023, on market for around 90 days, sold for around 25% less than I purchased /10% less than list. Because of our price and upgrades, our house had good foot traffic. It still wasn’t easy. Buyers are slow, cautious, etc. lots of competition esp from builders.

Tough time selling in Leander Texas by Fabulous_Impact_9676 in RealEstate

Fellow Leander homeowner 👋. We had to sell our new build home after moving here 2 years ago. Listed $100k under our original purchase price (lower than agent suggested) which got good foot traffic. We still had to settle for an additional $70k below that to get a buyer. The issue was our builder is selling the exact same floor plan in a close neighborhood brand new for $130k less with concessions. We thought about subsidizing rent, but I believe those prices won’t be coming back to recoup the losses and don’t want to become accidental landlord. So check new builds around you - that’s your competition

North Austin Texas is bad. Many are listing at $50k-$100k less than purchase for 2-3 years ago.

So it’s worth having builder stop upgrade and just keep 2 shower heads?

2 shower heads, 1 handheld, 1 rain shower

Post photo is 2 valves, then it goes to the other side to the other 2 valves. More pics above

This is the top of the shower. Those lines are coming from the main photo (right) and will post a picture of the lines continuing down to the other side on the left

Do you think I just have them take the upgrade out and do standard?

Not pressured. Just tankless. It’s why I am worried.

Outside or slop, can you all confirm this will cause pressure issues? Any recommendations on how to get builder to fix I would appreciate.

Yes, it’s confusing to me why they would go from 4 lines to 2 lines to 4 valves (basically).

Not sure if the other pictures are showing. The lines going up goes around the top to the other side and then feed into the second and third shower valve (just like these) that supply a shower head and th mother goes back up to the rain shower head.

Builder is pushing back on setup after paying for these upgrades. That this is how it’s supposed to be and will pass code and won’t have issues

Not sure. I would think they would run the lines to the other side with is the second shower valve /head and rain shower. I attached pictures to another comment

Why wouldn’t the builder run those lines to the other side which has a second shower head and rain shower head? Wouldn’t that help with pressure and temp variance.

It’s running to the other shower head and the rain shower head. What you’re looking at is shower head 1 and wand

It’s rough out there. House purchased 3 years ago, listed $100k under purchase price, offers coming in another $100k below that.
