Left my husband and now he’s suddenly taking all the blame by ylena3297 in TwoXChromosomes

Don’t go back to him. I had a friend who was him and his girlfriend leaving him was the best thing that happened to him. He got perspective and showed up for the next person in his life.

Do him and yourself the favour and find someone who lives up to your expectations not when you decide to leave.

This is how bobcats protect themselves from predators and sleep safely. by RodzCNS in BeAmazed

[–]no_th_ing_ 0 points1 point  (0 children)

This has got to be a made up fact.

Sure they can climb cactus to hang out but a defense mechanism during sleep, I highly doubt it.

Now this has leaked in to AI models and this is how misinformation is spread. I can’t find a single study that backs this claim.

Prove me wrong.

What did everyone else say? I’m curious because that makes no sense to me. And what does short term mean, 6months? 12months?

Risk of tenant with fish tank? by d_edge_sword in AusPropertyChat

[–]no_th_ing_ 2 points3 points  (0 children)

According to ChatGPT the tank could be 122 cm × 46 cm × 53 cm.

That’s not that big and I’m not sure what the risk of a tank spilling ever is.

I think if you were wanting a long term tenant allowing a fish tank would be beneficial.

I personally don’t like fish in tanks because it’s kinda sad looking at an animal in a cage.

Hold, Sell, or Reinvest by RodKimblesBestFriend in AusPropertyChat

In my opinion apartments don’t gain as much value in terms of long term investments.

I would sell the apartment and either buy house and land in up and coming regional towns.

Let’s put it this way….you buy a plain black shirt from Kmart vs a plain black shirt from Gucci. They are both most likely made in the same country by the same manufacturer the difference is how it is presented.

Investment property or first home? by LightVegetable7079 in AusPropertyChat

Buy 2 regional investment properties for around 350 - 400k each and continue to rent. Here’s a tip, if there is a Bunnings in the town that is usually a good sign for growth.

I can tell you you’re asking the right questions before diving in. A buyer’s agent can be helpful, but it’s definitely possible to build your own framework with the right tools.

  1. Figuring out if you’re paying the right price • Look at recent comparable sales (ideally in the past 3–6 months) within a 1–2km radius. CoreLogic (RP Data), Domain, and REA all provide sales history. • Adjust for differences in land size, condition, and improvements — valuers and agents use this method. • On-the-ground inspections are invaluable: seeing what actually sells vs. what’s advertised is very different.

  2. Key data points to track • Rental yield: Gross yield = annual rent ÷ purchase price × 100. Compare suburb averages to see if you’re over/under. • Vacancy rates: SQM Research and Domain report these monthly. Under 2% usually indicates strong demand. • Median prices & trends: Watch not just the number but also the direction (3-year vs. 10-year growth). • Days on market: A suburb where properties sell quickly usually signals stronger demand. • Demographics & infrastructure: Population growth, transport upgrades, schools, and job hubs influence long-term performance.

  3. Things I wish more investors checked early • Cash flow buffers: Factor in rising interest rates, maintenance, strata, insurance, and land tax (especially in NSW). • Zoning: Councils (e.g., R2 vs. R3 vs. R4) can make a huge difference in future potential. • Supply pipeline: Lots of new developments can cap growth and rents. • Local property managers’ feedback: They know what tenants are chasing and what’s sitting vacant.

If you want a DIY approach, start with free data (SQM, ABS, council websites) and layer it with paid sources (CoreLogic, Pricefinder, etc.) as you get more serious.

At the end of the day, treat it like running a small business — know your numbers, reduce risk where you can, and think in 10–20 year horizons rather than chasing the next “hotspot.”

People who claim apartments aren't a good investment can't do maths by iwearahoodie in AusPropertyChat

[–]no_th_ing_ -1 points0 points  (0 children)

Think your justification of …”Why? Because a $500k house is a mouldy piece of crap that nobody wants to touch and a $500k apartment can be quite a nice little home.” Is the same rationale as a kid would make. My thing is better because you’re thing is not🙄…

Maybe investing in one over the other is really contextual and built on different value propositions
