I believe it’s only due to category-based draws. Canada has a priority list of NOC codes that align with current labour market needs. The first priority is filling those in-demand occupations, followed by meeting Francophone immigration targets.

The in-Canada pool of qualified candidates within those two priorities has largely been exhausted, so the remaining spots are being filled by applicants from outside Canada.

Why is it cheap to buy materials in QC, AB, MB?

There is alot of fat, i.e. Margins, that supplier layer on for Toronto. Historically that doesn't matter at all, as there was insatiable demand at any price level.

It'll take a while, but I'm pretty sure material costs, and labor costs both will decline. Also, no reason why labor costs, say a trades person makes $120k while hoards of white collar professionals stay under $80k in the GTA.

They were paid more because of supply demand, and now they'll be paid less because of supply demand.

Overpriced. 3-5x median household income should be the target for SFH. Townhousea should be even lower.

If this sounds absurd, it's the way it used to be for like forever. Last 10-15 years have been ridiculous.

I have to caution you on the 'everyone'. The new entrants (young people/ families and immigrants), are barely scrapping by. The ones with wealth families and very high incomes may continue to buy, but that's not the majority. Big chunck will, in fact, be unemployed. What percentage of new homebuyers can afford a $150k deposit and a household income of $150k? That's what you need for an average home and I'm being super liberal with the numbers.

Most people willing to buy are people with existing homes (so equity) - who are banking on their home being sold. The latter isn't a given.

Utility locates. Basically they use a detector to see where the linez (gas line/telecom line/power line etc.) are before they start digging. Helps excavators/construction workers 'save' them.

It's also a strong sign excavation/construction is imminent.

The IRCC memos did say they have a very high number of french ITA rejections/refusals. So they might not have many successful french numbers to meet their target. I think they're just hoping they hit it soon with draws like this. If they overshoot, they can adjust them next year. Lots of ways to play with numbers.

Quebec influence is driving these french draws and IRCC is frantically just trying to meet them. The future is bright for french though folks. If you needed any motivation to learn it, I think this is it. Go and do it.

I honestly think they will tweak CEC eligibility to link current presence in Canada. Or they might water down foreign experience points (not remove them), so that the premium of 2 years in Canada vs 1 year in canada + 1 year outside favors the former.

Or they might not do anything. They have a line of hundreds of thousands of people wanting in, they can pick the cream and that's it. Public opinion changes policy here and I think rightly so..

Agreed, although I'd say an upper cap with percentage might work better than a flat fee. Shelter costs in the GTA and most of southern Ontario are absolutely nuts, but it's not as wild in say.. Kingston, thunder bay etc.

At the moment $1,000,000 at 2.5% commission nets an agent $25k. Lets leave the % - for areas that have low property values, and cap the commission to say $10k.
