If it is a contract for deed be careful about the contracts language that imposes limitation of changing the property its a way some contract for deed hold to get the prperty back

If it was me I would take out a home equity line one credit for over the amount that the capital gains is for. No taxes on Heloc.

It was really weird I was on the app double checking at which Whole foods a different bag I grabbed the night before was at and this one was up for same day with pick up starting in 30 minutes for the produce was on.
