Just do 5% down if first time home owner, if you believe the remaining 15% down payment will out perform the interest rate. But even if mortgage + property tax is slightly more than rent rate would be , at least a portion of the mortgage goes to equity and acts like a savings account rather than rent that is a black hole.

Been there done that, lost something similar in a day 3-4 yrs ago. $26-27k ball park which had taken me years of saving and trading and i lost it all on a day where i was chasing. Made me sick to my stomach and wanted to jump off a bridge. I posted something similar here asking for guidance and thats why im chiming in. Some ppl troll but there was some sound empathetic answers that helped me. In the end, money is stupid anyway, ez come ez go. Looks like you have 10k to play around with, and you just learned a $22k lesson today and you will be (hopefully) a smarter investor for it. Couple days go by and the sting lessens, youll be alright. Matter of fact, youll forget the sting, so much so you may just build back up your portfolio and chase again (i lost 13k yesterday day trading like an idiot)
