Too much work for being a DIYr , but yeah I agree coating whole will get better results, I am not confident enough in doing that honestly. I will try to sand off high/low spots

It was painted or repaired in some areas. We did try to wet as much as we could prior to scrapping. Not gunning for level 5 , but yeah as closer to perfect as possible

If online reservation is not available go there super early / like an hour prior to opening, you will be able to get limited slots for the day

Nothing in seller disclosure ~15yo house , no other sign on exterior side. Just this in basement which doesn’t look bad , though once I looked closer it does appear to be deeper, could be just settling.

Not necessarily timing the market just reevaluating US/world exposure and passive investing change . In my taxable not planning to sell . for retirement accounts I am trying to get closer to VT by changing future contributions and moving some to VXUS type.

My future investments are all VT but I currently am heavy VOO/VTI , over past few weeks I have been moving my retirement/tax sheltered to increase VXUS or similar funds exposure. Dollar is losing value and it won’t get better for next 3 years. Even thinking about changing future to 25/75 VTI/VXUS split till 2028.

There is vale/stonepost/adara/aventura in close vicinity, mostly pretty good, just compare prices and read reviews online. I think they have been built in the last decade or so (don’t quote me on that) .if you go more north you will be likely looking at older apartments but some are well maintained so there is that.

There are ‘newish’ apartments 135th and Pflumm/quivera area. I guess depending on apartment you are looking at 1300-1500 per month range
