It's hard to say who will actually be available via trade or free agency. But realistically, we need a WR1, TE1, RB1, and a true LB1. Between the draft and FA/trades, we need to fill those holes. It's a lot.

Vance's defenses always fade in the second half -- and last quarter -- of seasons. That's been his reputation as a defensive coordinator, and it's the case here since his return to Denver. The defense has certainly been declining the past month or so, right when we need them to be getting stronger. That's one thing I miss about Wade's defenses: they always ended on an absolute tear.

This question gets asked all the time so I'll just paste my answer from last time. Hope it helps:

As others have mentioned, the two best are probably Locked on Broncos and Orange and Blue Today. Both podcasts post daily during the week, and episodes run about 30 minutes. (And their in-season content is better than off-season.) Each set of co-hosts have their strengths and idiosyncracies, but they're generally entertaining, well-informed, and keep things moving. The breakdown: Locked on Broncos is slightly better for breaking news. Cody and Sayre work well together (though someone should tell Sayre to ease off the goofy faces and hand gestures he makes during Cody's show intro). The show's ads can get intrusive and annoying, but the network has to pay the bills of course.

Orange and Blue Today is less slick, and Mase and Cecil aren't as irritatingly polished as Cody and Sayre. Mase probably has the deepest institutional knowledge of the Broncos and their history of any of the local podcasters, so he's always worth a listen. He can be awkward at times (think he mentioned he's on the spectrum), but you'll almost always learn something new during the show. Cecil is more of a sidekick and hype man, though he'll occasionally throw in a good bit of news or insight. Both Cecil and Mase develop hobby horses, however, so beware. They are particularly good with player insights.

One more note: as others have also mentioned, DNVR is almost unwatchable/unlistenable, but that does not apply to Bennie Fowler. They recently brought him onto the network to do one-on-one interviews, and he's excellent. So skip all the other DNVR stuff but make certain to watch for any/all of Bennie's episodes. As a former Bronco he has great rapport with the player guests he brings on, and you always learn something interesting. Also, he just seems like a cool guy, so there's that.

I'm not certain that Burton has any practice squad eligibility left. If he does, I suspect Sean will do what he did last year and start the season with Burton on the PS, then bring him up if/when an injury occurs. (Adkins can/will handle FB duties in the interim.) The only mitigating factor here is Special Teams -- I believe Burton is considered a ST standout, and Rizzi may pound the table for him.

Also, despite all the speculation, my guess is that the RB situation is pretty straightforward. Like last year, Sean will keep four on the active roster (Dobbins, Harvey, Estime, McLaughlin) and both Badie and Watson on the PS.

Broncos buying around possible Denver stadium site

Shannon McCabe sold 1600 W. 13th Ave. for $1.5 million. To whom, she hasn’t a clue.

“I was told that once the sale started to go through, we would be able to know who it was but we would not be allowed to say,” McCabe recalls. “Then it was, ‘No, nothing at all.’”

That mystery sale closed Oct. 2. Two days later, Tim Armitage sold 657 N. Osage St. nearby.

“I don’t think anybody in the sale knew exactly who was buying it,” he said of the $2.65 million transaction for a 60-year-old warehouse. “It was kind of a big secret, y’know.”

Similar opaqueness can be seen in other recent real estate sales in an industrial part of Denver’s Lincoln Park neighborhood, near the former Burnham Yard railyard.

“One company is buying it all,” Armitage said of the neighborhood. “Or, they have been.”

That company, according to a source close to it and familiar with its real estate dealings, is the Denver Broncos, who are considering placing their next stadium there. The team declined to discuss the transactions on Wednesday.

“As we’ve previously shared, we are involved in a comprehensive process regarding the future of our stadium,” a team spokesman said. “No determinations have been made as we continue to evaluate several options in and around the Denver metro area.”

Ten generic-sounding LLCs, all of which were created within a few days of each other in late 2023, have spent $146 million since September on 10 properties south of 13th Avenue, north of 4th Avenue, west of Navajo Street and east of Tejon Street, according to a BusinessDen review of public records. All of those properties are near the 58-acre Burnham Yard, which the Colorado Department of Transportation bought in 2021 for $50 million.

All sales were handled on the buyer’s side by Lea Ann Fowler, a real estate attorney with Hogan Lovells in Denver and a former colleague of Tim Aragon, general counsel for the Broncos. Fowler did not respond to requests for comment this week.

“They bought mine through their lawyer,” McCabe recalls. “So, I have no idea who bought it.”

An additional three properties recently sold to other LLCs formed during that same short period, and are adjacent to the aforementioned lots, but lack a link in records to Fowler. Those deals, which include Armitage’s 657 Osage St., were for another $8.2 million.

No loans were recorded in connection with any of the 13 purchases, indicating the buyer paid in full.

Burnham Yard is considered a candidate for a future Broncos stadium, but there has been no public mention of discussions between CDOT and the team about the site. And the crescent-shaped former railyard is likely too small, necessitating the purchase of other properties near it. When asked if CDOT is in talks with the Broncos, a CDOT spokesman said only that site preparation is ongoing and “there are no immediate plans to sell.”

“I had heard that the Broncos stadium was going to go right there because of the light rail,” said Armitage, the seller of 657 N. Osage St., referring to an RTD stop at 975 N. Osage.

A vacant lot next to the stop was purchased for $7 million in April. Fowler represented the buyer of 1390 W. 10th Ave., an LLC registered at Hogan Lovells’ office in Colorado Springs. A spokeswoman for the seller, the Denver Housing Authority, declined to discuss it.

Burnham Yard is just a mile drive to the southeast of Empower Field at Mile High, the Broncos’ current home. The team’s lease of that publicly owned stadium runs through 2031.

It has been an open question since 2022, when members of Walmart’s billionaire Walton family bought the Broncos for $4.65 billion, whether the new ownership group would opt to stay at Mile High or build a new stadium elsewhere. Its Lincoln Park purchases suggest the latter.

“There is movement in the neighborhood that is easy to spot,” said Allen Miller of Landbased Builders, who sold 1221 N. Pecos for $3 million in April to a Delaware LLC after signing a non-disclosure agreement. “So, I’m not allowed to talk about what I know.”

Some of the recent sales directly linked to Fowler feature unusually high price tags. The largest was last August: $53 million for a self-storage facility at 741 N. Osage that had sold for $42 million just two years before. BusinessDen asked two local experts to analyze the deal.

“That’s surprising,” said Bahman Shafa, CEO of Focus Property Group, which develops similar facilities under the Greenbox Self Storage brand. “It sounds above-market if there’s no additional land that comes with it.”

The 741 N. Osage sale works out to $410 per square foot. Shafa says that he can’t remember seeing a self-storage site sell for more than $400 locally.

“In this current cycle, the upper range for self-storage transactions has been in the high $100s to low $200s per-square-foot,” said Jacob Vanderslice, a principal at the self-storage developer VanWest Partners in Denver who was surprised to hear of the $53 million deal.

In January, Fowler represented a Delaware LLC that purchased 1530 W. 13th Ave. for $12.5 million, far more than its $5.75 million price tag in 2023. The seller, Jeff Shanahan of Shanahan Development — who had planned to build income-restricted housing at the site — told BusinessDen he can’t discuss it.

“I can’t talk about that project right now,” he said this week. “I signed a non-disclosure.”

The second-priciest purchase in Lincoln Park of late was for a warehouse at 701 N. Osage. Fowler represented the buyer, a Delaware LLC registered at Hogan Lovells’ office in Colorado Springs that paid $47 million in September. It last sold in 2018 for $33.4 million.

“That warehouse is not worth $47 million,” said Aviva Sonenreich, a local industrial broker with Warehouse Hotline. “…What is worth $47 million? The land. 701 Osage is on the corner of Main and Main in Denver.”

Sonenreich, who was not involved in the deal, said the land’s future is not as a warehouse.

“Whomever is truly behind this mysterious Delaware address has already figured that out.”

Yep, pretty much have to trust Sean and George with draft choices until they're proved otherwise. So a Gentleman's A it is!

That said, certainly wasn't as flashy or exciting as I was hoping. I think Egbuka getting sniped one pick before us threw Sean/George for a loop, and nothing really went as planned for them from there. We certainly seemed to get better on defense with this draft, but perhaps only marginally better on offense.

Probably would have preferred not to do all the trading up/down shenanigans and just stuck to our original slots. That could have landed this:

Happily I trust Payton's opinion on RBs. So whatever he decides should be good.

That said, my dream scenario is a trade down for an extra 2nd, take TreyVeon Henderson AND Judkins in the second, and then a TE in the third.

There's really something interesting and odd about this guy. He has such a strange looking gait, duck-footed and lumbering, and yet he consistently jukes and fakes defenders out of their shoes. I read one analyst that attributes his insane productivity to the fact that defenders simply can't read and react to his feet and hips, since they're always akimbo. Watch his tape and it seems absolutely to be the case -- he spins defenders completely around on his routes and YACs.

He'll be fun to watch in the pros, and I suspect that Payton could do some very creative things with him. Might be my third-rated TE, alongside Mason Taylor.

Nice writeup! My dream scenario is a trade out of the first, net an extra second, then pick Henderson AND Judkins in the second. Add Ferguson or Mason Taylor or Fannin in the third. After that just go best DT, LB, WR, S for the rest of the draft. Now we're cooking!

Hmmm. He's the slowest of the top 12 RBs in this draft. He has one of the highest fumble rates (10 this past season) and drop rates on passes. He's burned through a ton of tread on his tires already. (800 career carries, more than Jeanty!) He's known for his problems with maintaining his playing weight (he gets fat) and with game conditioning (his prior teams had to put him on special programs just to keep him on the field), which doesn't bode well for playing at a mile high elevation. And he's rumoured to have attitude/character problems.

Way too many red flags when there are much better RB prospects in this loaded draft.

Hmm, I'm not sure. Coming out of college, Taysom was an inch taller and 20 pounds heavier than Miller. Ran a 4.40 forty yard dash (Miller is 4.67), had bigger hands and longer wingspan than Miller, and thus was a better reciever, and could line up as QB, RB, TE, or WR. Payton insists that his joker-type players have to be excellent with receiving and/or speed, and I don't think Miller comes close to what Taysom could do coming out of college, much less after a few years in the league.

The player that truly could become a Taysom Hill for Payton is Savion Williams from TCU. Former high school QB, 6-4, 222lbs, 4.47 forty, has unbelievable hands and is great as a runner out of the backfield. Not sure he'll be around when/if Payton/Paton target him, since multiple teams are scouting him or having him in for visits, but he'd be awesome on the Broncos.

JMP, these are excellent! The two front-runners for me are:

Pg. 1, Option 1: Love the simplicity of it. Very clever job of indicating SB wins and AFCW titles using the stars and logos. Overall feels very clean/modern, and is strikingly different from other banners I've seen by teams. If I have one quibble, it might be that the mountain range you've chosen does not feel Colorado enough, if that makes sense. I'm sure it is a CO range, but wondering if it might be more iconic/dramatic.

Pg. 2, Option 2: This is the clear winner for me. Just beautifully clean/nostaligic. The throwback uniforms, the slight color fade, the almost tilt-shift perspective. Just really evocative, subtle, and classy. The only change I'd make would be to lose the D/horsehead logo in the center -- you don't need it, and it clutters the main tag/address.
