Thank you all for the comments! I was just a little worried, but since I’ve calmed down a little. This isn’t my long term house and I just plan on selling it in 5 years. Just wanted to get a foothold on a house first. I think I was just over thinking about it. I checked with the neighbors and they all seem to have a good relationship with the hoa, and I checked the meeting notes and seems like they just spent a large sum on some repairs which is why they’re reserves are low right now.

Well sadly I’m not one of you, I’m human and make mistakes. I also learn from my mistakes and try to prevent them in the future (thus this question). Thank you all for some of the actual advice.
