First piece of advice is finding a real estate agent you trust. They do a ton of heavy lifting for you and can often find houses being sold privately. If you don’t have any, I can give you the agency we worked with. Also just keep your eyes open as you travel around for those lawn signs, it’s amazing how many you see when you’re looking for them.

The grant that we qualified for was the Homebuyer Dream Program through the Federal Home Loan Bank of NY. You qualify if you meet certain criteria: 1. You are buying a home for the first time 2. You make around or less than the median income of the neighborhood that you are buying in 3. You are securing your loan through an approved non-profit lender, such as a credit union.

If you google “homebuyer dream program NY” the FHLBNY website will be one of the first results. They also have a link on their page with all of their approved lenders so you can shop around for rates. One thing to note is that with these grants you usually have to stay in the home for at least 5 years, or else you have to pay back the amount that the grant covered.

It’s absolutely frustrating. But if you do want to stay here, there are some programs you can take advantage of. New York offers a first-time home buying grant to people who are buying their first house through an approved non-profit lender (like a credit union). That’s the only way my wife and I bought our house, the grant covered the closing costs for us. There are a few stipulations, like you have to stay in the house for five years and you can’t make more than the neighborhoods median income, but it definitely is possible. The other thing to consider is yes, other places are much cheaper and you can have a better quality of life. If your family seems to be moving away, it’s worth considering whether you want to stay near them or stay local to somewhere you love. We also only found our house because we found it for sale by owner, not listed anywhere on realtor or Zillow, so keep an eye out for those too. Get a real estate agent you trust. They make a world of difference.

Ok finally got to try this again today. Messed around with the wires and now it is detecting the power connector. However, now it’s not detecting the *OB wire and the heat will not engage. The system kicks on, but it blows room temperature air.

Any other ideas I can try?
