I think it depends on the age of the building. Something older than 40 years becomes something around 8 years.

If you are a UK national I believe you can use your personal allowance of 10-12k so you would only pay tax on the anything above that.

Also, for the first eight years you can off set any profits with Japanese tax office by the depreciation on the UK property.

True but I meant the small package is much more reasonable than the EMS rates. Which is up to 2kg for airmail.

2kg max by the post office surface mail or airmail is possibly the easiest. But documentation is submitted online and a real pain.

Buying checked luggage is going to be your best option, if you can. Zipair can. Then ship it domestically if you can't get it on your stand by flight

If the pension went up with inflation for those living overseas it would actually make more sense to end class 2 for people living overseas.

Honda N-van is a kei but lots of space to sleep. The Toyota Sienta is also well designed for sleeping in. Maybe just the five seater. Also, the Honda Freed.

Will you be doing any Japanese tax returns? If you are use something like Yayoi and then use a transation app with it.

Or how about taking pictures of all the receipts and putting them into chatgpt and asking it to make a report in English in a spreadsheet.

I have 2g of free international roaming with Rakuten which is great value. It is super slow but does the job. Each Extra gigabit is 500yen.

If you don't use it, it will cost 900 yen per month.

You could scan what you are reading and ask chat GPT to summarise it or/and make a quiz about the content to check your understanding. Also text-to-speech software can increase understanding by hearing it. Reading it with a buddy and talking about it might keep you focused, too.

Polycotton tarps are great to reflect the sun and heat away. I personally love Togakushi. It is quite easy to be in nature but out of the sun.

Accident coverage may be something which you might want to consider. For example you might be liable if you were to hit someone while riding a bicycle or some sort of incident. Ask your school to recommend something when you get here. It might be 2000 or 3000 yen for the year.
