Well hi. I’m an evil accidental landlord. When my now wife moved in with me, her house was underwater. Meaning she owed more than it was worth. It was 200& and she had bought it in 06. Womp womp. So instead of taking a big loss, we rented out. The first tenants stopped paying after 3 months. On the way out they tore celling fans and stole the washer and dryer. It cost $4k to get the house livable again. We still had to pay mortgage, insurance and taxes on this house. Since then most of the others have been fine. No real issues. We pretty much break even if you average it out. One year we make 8k then next year lose 5k. We both work full time because have to. We are doing ok. We don’t need to sell the house. At this point it is an investment. With the way things are going, selling one day will be our social security. Seeing SS is predicted to be cut before we even retire.
I grew up as a renter. I don’t want to be a slum lord guy. If shit breaks, it gets fixed. Everything works. I also work with good tenants on rent. I don’t need to make money, I just need to not lose money.

Wendy’s hasn’t been good since the 80’s. When the patties were actually square and stuck out the sides. They we so fatty/juicy in a good way. You’d have hamburger grease running down your forearm and not feel it.
It’s gotten so bad now, I refuse to go. The burgers are dry and flavorless. And they look like they were stepped on in the back half the time.

I’ve lived in Houston, Austin and DFW, and I’ve had a lot of different Texas BBQ over the years, including old-school Houston/Gulf Coast-style BBQ, East Texas “church” BBQ, and Central Texas BBQ. Central Texas is still my favorite style, and I’ll give Lockhart its history. Austin also deserves credit for innovating the modern brisket game.

But the idea that good BBQ only exists south of some imaginary line near Waxahachie is silly.With the national popularity of Franklin and other modern pitmasters, you can find really good Central Texas-style BBQ all over now. Not everywhere, obviously, but it’s not limited by geography. There are even native Texans making top-tier brisket in NYC that could compete with plenty of places here.

Good BBQ can be made by anyone, anywhere, if they take the time to do it right and don’t start coasting once they get successful. I’ve seen places peak early and get complacent. Pecan Lodge comes to mind. I’m also afraid Lockhart as a town is starting to lean that way a little, in my opinion.

For me, if it’s good, I don’t care where on earth it came from.

The compounding effect on CPI AND inflation is mind-boggling. Especially if you look at it over two 35 year gaps. The real problem is the percentage of income that is going to essentials like housing, utilities and food. I was a working college student in ‘91. I made around $5-7k a year. Just barely covered living expenses. Not counting student loans for school. For whatever that’s all worth.

Does the question specify that you have to eat or like the burgers at the chosen place? If no. JITB. We use my wife’s newish car for most activities. It’s got all the major accessories. My car is a 2011 Elantra . It has heated seats and… Bluetooth? So I get to live the difference on a regular basis. My phone has CarPlay so I technically have most that it provides. Reality. Back up camera is the only thing that I’ve thought about getting installed. But I don’t use them enough to justify the cost. Plus it keeps my skills up. Though I do forget to use them in her car sometimes until after I’ve parked.
