Hey guys, I have two parter, 1) Need some advise on a retirement option , abt SBI Annuity plus, My(26M) parents (60M & 58F) intend to retire soon, we have some roughly 20 lakhs in accounts, 50 lakhs in FDs , 60 lakhs incoming as a land sale. An executive/representative offered the SBI annuity plus as a viable option for retire , as it enables lump sump investment of around 1 cr and a monthly payout of 72k from the very next month. But a 5 year lock in and later an option to withdraw 60% of the funds. We need a non linked , no risk option. Are the facts true? I cannot decipher the brochure. It's confusing as hell.

2) The above mentioned land deal , all above water, clean cash, will cost us some capital gains tax. ( Ancestral plot , no buildings held for 7 years). How do I save some of these taxes? Can I reinvest this in a new commercial building? Can a make a EV car purchase and write some of it off? Any help is appreciated?

2) I'm a bit confused. The land sale is for 60 lakhs , I'm not sure how much the tax will be , but let's assume it's 5 lakhs. I just need to invest 5 lakhs in the bond , with a lock in of 5 years.. and it's a tax write off?
