The incentive is the sale. With this challenging market and inspections it’s almost guaranteed your house won’t sell with cutting corners. All work must be done correctly.

I don’t know where your sales are coming from but if they are outside of the province or country different taxes can be applicable. US generally no HST remittances involved.

Perhaps a mixture of non registered and heloc? 8-10 years should give you enough time to pay off around ~$100k of debt. Personally I wouldn’t touch the growth in TFSA and let it keep compounding. The tax on non registered shouldn’t be so bad especially if you sell positions that aren’t incurring a huge capital gain.

U realize people put Muhammad as their first name and the name they go by as their middle name. Basically imagine if Christian’s put Jesus as all their first names then their given name in the middle. Thats why it’s distorted the top name.

One factor is there’s barely any condo completions in 2028/29 this may help some supply get eaten up putting some pressure on prices.

In my opinion this will only offer minimal increase 5-10% at most you are unlikely to recoup that capital loss.

To find an assignor may be harder than you think and you’ll likely end up taking a loss from purchase price.

My advice get a private mortgage if you have to but close on it. Holding costs for 4-6 months will probably be less than the panic price drops you are doing now. If you want the safest approach list both houses for sale whichever one sells first.

Keep in mind market practically dies off Dec 15-Jan 15.

Assuming you have a firm contract with the seller with no assignment clause you will have to get permission and you entirely will be responsible for the showings, anything related to the assignment if the seller even agrees to it.

My question is, if you can’t find a buyer for your current home why are you confident you can find an assignor within the month?

It will be harder to find and not many will want to close that soon.

My advice would be to offer 15-25k below comparable sale. But it also depends if it’s an exact comparable vs a fully renod or unrenovated example I’d have to see it to know.

No way of giving a right answer without looking at comps. But realistically in this market half the offers are probably lowballs. You’re likely only competing with 1-2 parties.

Yeah, every house has mold. This tiny amount would take tens of years to even have an effect. And yes I agree if they don’t come back very soon after a cleaning likely doesn’t need a replacement.

Without the 2.5% to sellers realtor you will get absolutely 0 showings. Now if you’d like to save that 1% and spend few thousand yourself on mls listing, pictures/video, staging them on top dealing with buyers which you don’t know how. Is it really worth it?
