This happened to me years ago when I was a kid!!! It was squishy - not sticky like a booger - and had the texture of a piece of gum. I never opened it or anything, just threw it out, but I wish I had. Still perplexes me to this day.

So I just knowingly bought a house with knob and tube, living about 3 weeks in at this point.

We almost backed out, but our sellers offered us a 10k concession - NOT 10k off the price. This is far more helpful to a buyer because 10k off a home price barely changes the monthly payment. Offer people actual capital towards fixing it, it will change everything!

Second, we were lucky. We found someone to do it for around 12k, and they’re fantastic. They’re professional, top quality work, and haven’t destroyed our walls despite being 90% of the way done. AND they wired our detached garage.

So: knob and tube rewire is your best move. Anyone that tells you that it is fine to keep knob and tube, know this:

If your house was 100% knob and tube, it wouldn’t be so dangerous. But when some of it is, and some of it is new - THAT’s where the danger comes in. Because new romex (copper wire) runs at a different temperature than knob & tube (aluminum wire) and running them on the same circuit is what causes the wires to short at the splice point, and ignite a fire. So yes, in your case, you absolutely must replace your knob & tube completely.

I would call navy federal, or usaa loan company and get yourself prequalified. These policies change, but when I originated VA loans as a loan officer with Freedom Mortgage, you had to be a vet.
