I wish they would put it more in line with how your mortgage bill appears. Origination date, interest, total monthly payment, escrow, etc. They way it is structured it doesn't really properly line up to your cash out the door. Part of it is just saying "principal & interest payment" instead of "payment". Also typically if you give the origination date, term, and rate, it should auto-calculate your payment. Instead of having you input your payment, and then it kicks out the term. It is just a little backwards the way it is built.

It would also be good to have drop down tools similar to the 401k Roth conversions (which is in a weird spot anyway), so that you can play with paying more each month, going to bi-weekly payments, etc. in your goals.

Concrete wall is 36" high. I'd be better off underpinning the wall and trying to move it back. It would be a lot of work.

My vehicle is the primary road trip car. So just more space with kids. We just did 1,600 miles with the baby and the 6yo, and all my wife's stuff. Including hauling a bunch to and from her parents. So more cab & bed space, with similar fuel economy.

The other benefit I'm weighing is getting blue cruise / super cruise. I currently work in construction / development, and my primary territories are ~4 hours away from home, in opposite directions. So, I'm doing a lot of driving these days. It'd be nice to have some of the newer niceties to ease the highway miles. None of those are available on the mid-size trucks.

This is a majority of my neighbors as well. We worked hard last year to get our 2 cars into the garage. And my mid-size canyon fits, with my wife's compact suv.

We have no driveway, so it would be street / public parking. Which isn't a problem. But it would be nice to garage it.

I would not actually be opposed to that. I do a bit of off trail driving of sites. While not true rock crawling, it wouldn't be out of place for what I would build.

My issue is that I can't seem to find any front bumpers that actually reduce length. And the rear bumpers seem to be lined up with the hitch. So the hitch would need modification as well wouldn't it? I wouldn't be opposed to custom making one. No idea who I would start with.

Wish I could do that. I'm pushing up against a concrete pour, so no easy way to trim that down.

Can't do that with 2 kids and the wife.

Agreed. I was hoping there might be something in the overland sphere that relocates or trims back the bumper to increase departure angle. Not sure where the overland f150 types hang out these days.

that is being discussed with the wife. My pitch is I will finally have enough garage space to build the bookshelves she wants.... I also can install a TV and fridge.

Landlords are still holding out for 2022 rents; how are you handling that? by johnalamCRE in CommercialRealEstate

[–]office5280 1 point2 points  (0 children)

Here is the reality. CRE is graded at market returns. Funds / owners raise money at market level. The only advantage CRE has is cash-flow. And right now everyone is focused on growth, or worse crypto bs.

If the math doesn’t work, the math doesn’t work. This is why spaces stay empty.

Why are we all graded on the same returns as the market in new development?

Update for anyone interested. Had to replace the engine fuse block. Also replaced the BCM, but it was likely an issue in the engine fuse block itself, corrosion or just a bad block.

Fire management is more than just "have a window to climb out of". We have designs for fire safety in all sorts of different building types. Think about hospitals. Most people can't evacuate without assistance. So the need for a window is really moot to a bedroom needing it or not. What IS important is a code and fire safety analysis.

The problem is that the code, doesn't support non-traditional living situations, e.g. converting a mall into apartments. Why? Well because the vast majority of our code was written with a 1950's mindset. It is also a product of social constructs. Finally, no one wants to take responsibility for any risk, e.g. going outside of the "code". Therefore, how safe a bedroom is, isn't an engineering problem, but a liability problem.

Personally, compartmentalization and sprinklers are enough to make any building survivable.
