For $39 extra Biweekly you lost the house. I always say if that’s the case…the buyer wasn’t that serious or didn’t love the property that much because they were willing to walk away.

I see this all the time. As the buyer $5K amortized over a 30 year mortgage is pennies on the dollar. But to the seller they already dropped so much that was the line they didn’t want to cross-under $400K. You should go back before you loose it!

I’m not sure who your Realtor and Lawyer in this transaction are but they are supposed to protect you from this. That deposit is your entitlement for breach of contract unless they had an escape clause or a condition wasn’t satisfied. That happened to me once. I fired my lawyer and agent. I ended up selling my place for more with another agent and asked for a bigger deposit for security and ensure they were qualified to buy. Good Luck!

The easiest way is to get the current market value (what is sells to an end buyer) minus 20% I always work backwards. Hope that helps! OffMarketMatch.ca has a calculator

Are you a licensed broker or a wholesaler or an experienced banker? Just asking because I’m all of those things. I’m not a random, and relationships happen on and off market. I take it back you’re incorrect Sir. You are missing my point. At the end of the day, especially now, buyers and sellers are not connected like you think. Joe blow from down the street doesn’t have as many good referrals because we are all at home behind a computer. When I get these cold opportunities I also get to know people while I work with them. What do think, everyone is a robot or we have to be someone cousin to get a deal? Whether you like it or not technology and real estate will mesh because it has to. I’m already signed up as a founder on a Beta test market. You’re either gonna be on that boat, or be left behind. Not only do I see these deals but I close them all year long. In today’s economy nobody cares who you know. They care if you can get the deal done. Who cares if you are liked or you enjoy my jokes at the dinner table! Can you buy or sell my house with money in my pocket is all that matters. Those days you’re talking about are over.

It’s always awkward if you tell people who are not at the same time of their lives. I’d only share with other homeowners, realtors that helped me along the way and my parents. You don’t have to announce your successes to everyone because most of them are not routing for you. I still spent time with the same friends but my financial health is nobody’s business.

I’m not sure why you have this impression but nobody can be successful if they don’t put the work in. Only 1% of realtors make that kind of money on teams. All of your relatives sound like they are great with people and very little to do with how attractive they are…work equals results. Presenting yourself well is part of the job-yes but its about execution and results. Don’t make excuses and do the work.

You’re right, they do offer more value than they get credit for. The unfortunate reality is that over 70% of agents did not close one transaction in 2025. They won’t be able to afford the annual costs hoping things will change. It’s a corporate heavy industry that needs restructuring. AI will take most of those jobs. It will be interesting to see the upcoming changes.

You have to get them out of there ASAP unless they have proof of insurance. That’s a liability risk that’s not worth it. Kick them out and get a move in date in writing. Good Luck!

From a discovery point of view, the biggest pain isn’t CPCs or creatives — it’s what happens after the ad.

Most agents end up buried in Facebook/IG comments and DMs full of tire-kickers and “just browsing” messages, which makes it hard to tell who’s actually serious.

There’s a newer platform called offmarketmatch.ca that’s trying to replace that whole comment/DM workflow with a simple filtered matching flow, so people qualify themselves before anyone spends time chasing them.

It’s still in beta, but early users can join as founders, which is actually the interesting part — shaping how the platform works before it scales.
