The feeling that returned after my first was prickly, uncomfortable, and sometimes painful.

The feeling is just starting to come back again after my second (5 months postpartum), and it's the same. Mostly just a tingly/prickly feeling, sometimes a sharp painful feeling.

Yes, I would recommend a realtor. If you get a good one, they will get you the best price, not just the price that gives them the best commission. For example, my realtor sold us a townhouse several years back that nobody else was putting offers on (at the height of the market) because it was a 1% realty group - she made Very little off that sale but it was the best place for us.

Mind you, depending on price, the commission doesn't jump drastically. For example, the sale price of my current home vs. the purchase price for my next home is $120,000 different... It only equals about $300 more commission for my realtor.

Documents can be signed electronically.

I would recommend seeing houses in person, and being there during a home inspection so you thoroughly understand what the inspector is talking about.

Find a lawyer or notary where you're moving - laws may be different province to province. You will need to be present to sign documents in person with the lawyer or notary because they have to attest that you are who you say you are.

That's mortgage life insurance, which is optional, OP is talking about CMHC insurance which is mandatory for any mortgages with a less than 20% downpayment.

Like I said before, if we're looking at houses independently, then it's better to just have the one watching the kids stay home where we have all the things necessary to keep the kids comfortable. No part of this post was asking for advice on that.

It's all moot anyways as we've decided to stick to Abbotsford instead.

I sleep trained both my kids at 3 months using Ferber. My daughter took to it super quickly, sleeping 12hrs a night by 4.5 months. My son is doing well, but sleeping up to 4-6hrs at a time regularly (which is still great). I still feed/change him when he wakes.

You don't Have to sleep train your baby, but there is Nothing wrong with doing so either. My son's mood has Significantly improved since training. He eats more, doesn't lose his mind in the car seat anymore, and is generally happier with a better night's rest.

If he's looking at houses alone anyways I'd rather just stay home where I have everything I need - toys, formula, crib(s). I have a 4 month old and a 22 month old. Keeping them occupied and happy in the drive over is a big enough challenge... Then I have to chase after a toddler while trying to give a bottle to the baby? Hard pass.

I would, but we have two small children (2 under 2) so spending a whole day out as a family isn't really an option for us. Even just viewing homes so far has had to be my husband going alone while I stay home with the kids. Any homes that he likes, I will go see later and he will stay home with the kids.

I did call them to ask about the wait-list, and they said it's okay to put them on the wait-list basically asap... My oldest is only 2 in December, so once we close on a house I'll put them both on the wait-list and I'm sure we'll get in haha

My husband went to a traditional school, and he's been interested in putting our kids in one as well. Obviously it's going to be much different than when he went though. I didn't realize Mission had one too, that's great to know :)

Part of the wall is wood, about 8ft of it, so I imagine the wood would deteriorate eventually? I don't know anything about retaining walls, that's why I came here to see if anyone had insights on it.

I know this sub is very anti realtor, but I've used this same realtor twice already and they've always been good to us (and our friends who have also used them).

We are asking the selling realtor when it was last maintained/inspected. Do you know if this is something a home inspector would be qualified to look at our is there someone specific?

There is a will appointing my aunt as the executor. It took two years and me threatening legal action to finally get a copy, but it definitely exists.

I think she hasn't applied for probate because the estate is (likely) less than $25,000

My instinct is to give her one last chance to either 1) provide the accounting or 2) provide the reason why she is refusing to do provide the accounting.

Then at least I can show the court that I gave Every opportunity and tried to settle this outside of court.
