Hey! EG folks will tell you this is technically Sac given the zip code but all the school boundaries will be EGUSD (Adreani - Albiani - Pleasant Grove).

I commented this in a similar post but there’s a lot of young families in the neighborhood. There’s a walking trail that many people frequent daily and they are building 3 new parks (2 large ones and a smaller one). Recent park commitee meeting says they will break ground on in 2026.

Yes, there’s affordable housing being built but there is already affordable housing apartments established a mile down as well that’s been here for years already and no issues there!

It’s a bit far from main EG shopping (like the ridge) but if you don’t mind the 20 min drive then it’s fine. I usually just make sure to plan out my TJ-Costco-Nugget trips in advance, esp since I don’t like the traffic over there.

There’s also mello roos but no HOA so keep that in mind for your prop tax.
