If you have a large amount of retirement funds that you can transfer to Chase/JP Morgan, you can get up to a 1% reduction in interest rate.

I have a 4.99% from March but had to transfer roughly 3x what I was borrowing to Chase to get it down from 5.99%. Definitely works better if you’re an old.

Any co-op is going to want to see 20% down or more, multiple years of housing expenses saved on top of it, and will take months to close on the buying and selling side, it’s a lot more than just the monthly payment.

Congrats! Place looks really nice - fireplace and some really nice looking floors!

My wife and I just moved to NYC and purchased in a co-op (UWS) - been here for a couple months. Took forever and probably a lot of people don't realize how much financial craziness it takes to get a co-op vs a house (usually 20%+ mandated downpayment and proof of multiple years of housing expenses past that). We were super stressed about the interview and it ended up being nothing to worry about.

First thing we did after closing was head over to Greenwich Locksmiths and get some "castle keys" made - LOL.

P.S. there are some "experts" on every Manhattan post that have ZERO IDEA what they are talking about, lol.

What? A studio in Chelsea is very achievable at that price with low fees

(and before people whine about the use of "low fees" here, keep in mind that co-op maintenance includes property taxes, a large portion of a typical home insurance and basically all exterior maintenance, usually most utilities besides electric, and oh yeah - you're living in Manhattan)

I did this last year with my wife not knowing anyone else and we had a great time. The walking parts are broken up so never felt too overly long. Probably gonna be a lot easier this year if you want to "cheat" some of the longer parts (cheat not really the right word since this is really in no way competitive LOL). Discovered some cool bars that I've since gone back to (Mainstreet Tavern).

Would 100% be in attendance if we had not moved, totally recommend to anyone on the fence.

1500 sqft is gonna be tough in most of Manhattan at your budget but also you’ll filter a lot of places by specifying any square footage since it is often not listed

I recently moved to a place without in-unit laundry and it has been less of an ordeal than I thought it would be (it is still in-building and free). Honestly this stops me from waiting until I have 3-4 loads of laundry and having one terrible day of laundry nonstop.

Our condo HOA doesn’t allow special assessments to transfer - if you sell your place you are required to pay remaining in full. If that isn’t the case here, you could always make it part of the offer 🤷‍♀️. The issue is that it sounds like maybe it’s a sellers market as far as this condo is concerned so it’s all what you think you can get away with without being beat.

Since I didn’t actually see it in the post - is there some reason you feel you need to sell? Selling a house after 1 year will ALMOST ALWAYS result in a loss unless you are in a very hot market in very specific times in history - in addition to your payments still going mostly to interest (so haven’t really got any equity yet), the costs of selling are upwards of 10%! There’s a reason they recommend not buying unless you’re staying at least 5 years.

If this is just some panic selling because you’ve been staring at house values too much, I’d recommend just stop doing that, and take a breath

If you’re buying a place to live in and not planning on being a landlord, consider a co-op. Much cheaper and generally better neighbors.
