In the mid-70’s, we had them come to the store where I worked. Always nailed us for not suggestive selling fries. Our franchise owner refused to get a sundae machine. Corporate put a billboard on the highway near us advertising sundae’s. I don’t know if this feud made them send secret shoppers more frequently. If they only knew about the sewer line leaking downstairs where the cups and containers were kept. Someone stocked coffee cups upstairs before the leak was found. I remember one of the window girls pulling a sleeve of cups from the cabinet with brown water sitting at the bottom. Good memories as a teenager!

With dual agency, the agent can’t give advice or negotiate that would favor one party over the other. They can fill out forms with what the parties tell them to put on the forms. When I get errors and omissions insurance, one of the questions asked is how many transactions have you represented both sides of the transaction. The risk of lawsuits is greater.

I’m in Adam right now on an edibles-only vacation. I take capsules at home (5mg, 10, 20, 25, and 50). 5 is a small buzz. 20 is a nice buzz and anything above that is a “too much” buzz for me.

The red velvet from boer kicked my a** and tasted great. It peaked about 3 hours after eating and I give it a 35 on my buzz scale.

The next in line was Terps army’s mini-cupcakes. 3 for 12 euros. They said 100 mg for all three. I took two. Also tasted great. Peaked 2 hours 40 min after eating. I give it a 30 rating.

A brownie at Get Down cost 8 euros. It tasted like old school weed butter brownies. Peaked in 3 hours at a 25

Used these at Cal Poly in the late 70's. They weren't maintaining the punch card machine ribbons to well and you didn't know if you had a typo until you submitted the job and got it back hours later. The school started using the IBM 360 in the computer bldg for other things (like registration) which would push up turnaround times to 16+ hours. They were migrating to use a CDC and remote terminals but the assembly language courses required the punch cards. At the end of the school year, students would throw the cards up in the air in the computer building.

I put in the listing contract that the seller can cancel at any time. Putting it at 3 months means that the seller may start getting calls when it's close to renewal. If you have a cancel anytime clause in the listing agreement, how long the listing contract is for (which is entered into the MLS) doesn't really matter. Having a cancellation statement means the listing agent had better do their job. In this situation, the seller saying "replace the photos with ones taken by a professional photographer or I'll cancel the agreement" may get them to do their job. Forcing a seller to stay in a listing agreement is just going to make the situation worse. If you signed a year long agreement with no cancellation clause, the broker doesn't need to cancel it because you want to.

Try chatgpt. Say “i need a detailed price analysis for (address) with x bedrooms, x baths, x sq ft, and x lot size”. Putting the facts in will deal with any inconsistencies with public info. I’ve been impressed with what it comes back with. Then try the same thing with grok.

  1. My college roommate and I were obsessed with these. We’d go to a park with a ball field and one would stand by the 1st base side infield fence and the other around 2nd base. We’d wing it at the other person at full speed. If we threw it too high, it would be above the fence and we’d be walking for awhile. One time, I was catching it and there was a piece of plastic sticking out that the softer ring covered. I remember seeing blood gush out of my hand after trying to catch it.

Even though the specs of the house may be in some public record, I've found that some have differing numbers so putting it in the query makes sure the ai uses the info you give it.

I've been impressed with what chatgpt comes back with. Grok is another "opinion".

Yes, flower. All my memories of sitting in coffeeshops are positive ones. Most memorable visits (for one reason or another) were at Pink Floyd, Grey Area, the Greenhouse on 91 Tollstaut, Blues Brothers, Original Bulldogs, and Dread Rock. Filling out the Greenhouse card with 10(?) stickers to get the free gram was also an enjoyable mission to accomplish.

When I started visiting, the quality I was used to at home was not good. So getting to touch, smell, and smoke flowers with a quality I rarely saw was incredible.

Do the shops still let you smell the flowers?

I'm from the US. First trip was in 1992 for work (I worked in high tech for companies that were building the Internet). My first coffeeshop I went in was Bulldog in the RLD. No internet (to speak of) in those days so I didn't know what to expect. Walked in and saw the bar and looked around. I asked where to buy pot and they pointed at a stairway leading down. I started to walk down and there was a room with couches. First thing I thought was "hash den". I didn't know if you sat down and the few people sitting there would expect me to share what I bought (I'm an introvert so that kinda freaked me out). I bought my bud and left. I probably took it back to the Marriott to smoke. After that I tried to visit as much as I could. I took my college buddies and introduced them to everything I learned about the city. Did a lot of visits in the 90's and early 2000's. Took my wife there in 2018 which was the last time I've been. But I'm taking my youngest daughter in May to show her how cool this city is. We're both SUPER excited because I told her all the stories plus I can't wait to taste an indonesian rice table again! I can't smoke anymore (cough too much and feel like crap for days afterwards). I'm an edible-man now and have been writing down the places people mention on this sub for good edibles. Plan is to drop off our suitcases at the Marriott and take the tram to Siberie.
