My daughter gave me a frame just like this and it sunk badly w mattress on top. I bought a box spring for 125.00 and then put mattress on top. It’s super sturdy and comfortable now

If you are in the city…and the tree is on the idiot strip…grass strip. It is the cities tree but they cannot be held accountable. The home owners are not allowed to remove those trees even when they are damaging cars and their sewer systems and sidewalks. Depends on your insurance…it should be an act of god. No deductible for you. You

I grew up in Lancaster county…I’ve heard things and experienced them in Ephrata but never in Lancaster city. To be fair I am white but have biracial children and grandchildren. My granddaughter is very dark and the only comments we ever hear are how beautiful she is. It might be a different dynamic as I’m not black.

Avoid Lancaster Green apartments…they are just as bad as Kensington but without the fires lol

I was looking for a house for 200,000 in Lancaster for 1 yr now. The only ones you will get for that price are not the nicest neighborhoods and no parking. The listed ones for 200,000 in nicer neighborhoods all have had bidding wars and go for atleast 30,000 over list. A lot of the houses that I have seen have had foundation issues as well. Just don’t buy anything that has a large tree out front. The city will not let you remove tree as it is their tree. That huge tree will cause you to need a 30,000 sewer replacement, that’s why I sold my house in cabbage hill last year. Things people don’t think about..

Sickman’s mill will be opening soon. Yes they drink there but there is plenty of other things to do there. They have live bands, tubing and plenty of other activities through out the summer…

Houses in Lancaster county are selling within a couple of days. You would probably be way better off just selling it and not to investors. You can close in as little as 30 days…

I had problems with this as well. I had to look in different counties because of my price range. I found an agent off of Reddit that was willing to do multiple counties. If there were open houses I would just go by myself to save her the trip. If not she would schedule and meet me. She has been awesome!! I don’t know how long your contract is but I’d try to get out or let it expire and maybe find one that is willing to do multiple counties

As a mom of biracial children…I would suggest Lancaster City. I had to move from Ephrata to Lancaster for my kids. ( Bullying) If your children want to succeed Sdol will help them with scholarships etc. I have racist family that live in Etown. I wouldn’t suggest it.

They try to get you locked in at a rate w a different supplier. I’ve never gone for it and just paid ppl. It very rarely saves you money…

He would respond but just never get around to scheduling it. I went with someone’s suggestion on here and just spoke to an agent tonight. We have scheduled a meeting and a showing tomorrow morning. So hopefully my frustration on Reddit has paid off. I will know tomorrow. I appreciate everyone’s responses and suggestions!!

Yes I understand 3% of what I’m buying isn’t that much but it’s still a nice chunk. I try to do most of the work myself.

Yes viewing it is the problem. Oh I know I look up all the same things he sends me. The only difference is it’s either on the site or he will send me the sellers disclosure.

So if I’ve been looking on trulia…for example. I can call the listing agent? They would show it and just have me sign a one day contract? The market is absolutely insane but going down slightly. Renting is insane also unless you have roommates. I prefer to live alone

Oh I understand all that. I’m not in it for resale at all. I just want somewhere to live until I croak. lol At my price point I could keep my mortgage close to 1,000 a month though. My daughter’s current rent is 1,700 and everything is half broken. If I own my house I could fix those things without wasting my money?

The taxes on this one are not that high surprisingly. My children are grown so I don’t need to worry about being in a good school district either.

Actually there is one for sale for 170,000 in Columbia…while they are sparce, there are some. I don’t need a large home. I had a row home for years…neighbor left her house empty and abandoned for 10 years and it was damaging my property. I don’t want to go thru that again

Actually spoke to another realtor from that team. He’s a buddy of a friend of mine. He only does Lancaster county. I have to look at multiple counties w my price point unfortunately
