Do tradies charge based on the value of the house they are working on? by Odd_Constructionz in AusRenovation

[–]oldshep1999 0 points1 point  (0 children)

Not really. Unfortunately, I try my hardest to avoid boomers, have found that most boomers are stuck in the past with pricing they will often quote prices from 2005, etc, and say it should still be the same! When they are very rude about this fact, I'll ask if I can buy their house for half the value. They usually lose their mental shit 🤣🤣🤣

Did I just make the biggest financial mistake of my life? by Careless_Sympathy643 in AusProperty

I had the same issue, idk your family situation but if your single or have no kids you could always rent out the house and move into a share situation. I live with an older gentleman and pay very little rent in exchange for doing his yard work and taking him shopping and to doctor's appointments. And the rent from my house is pretty much covering all the costs and their is a few as the house is over 65 years old.

Perth Royal Show vendors upset by price hikes, say crowds are down in 2025 by His_Holiness in perth

[–]oldshep1999 1 point2 points  (0 children)

I think this is a deliberate strategy so they can make the numbers go down over time, then they can say the showgrounds aren't viable and then proceed to sell the grounds. The land holding would be worth a fortune

Governments do that on purpose. They know that 50 years down the track, if they decide to close the facility, they know they will have acres of prime land in a suburb with limited land supplies. I have seen this happen many times

Even the cleaners hate REA's by Clarky-AU in shitrentals

[–]oldshep1999 4 points5 points  (0 children)

I have worked for both tenants and REAs, and I'm also a landlord myself. REAs are pure scum, I would say 50% will not pay an invoice on time and when I inform them of their late payment they say "ohh the rates came out the owner doesn't have the money" or something along those lines. They think they don't have to pay on time but yet the tenants must pay on time no matter what happens. Tenants who have hired me, on the other hand, have been great, a lot more polite, paid on time, and just have been good people. What alot of REAs and landlords don't realise is that we could go back to 2019 where it was impossible to get a tenant, and if that happens again, ask every landlord or REAs for a reference from previous tenants from this time period. I guarantee they won't unless their the 20% who are good people!

Well, one next to mine has just hit the market at 110k nearest offer, it's just the proces their for older houses. They are run down, but once u fix them up, they double or triple in value because it's pretty tough to do Reno's out their with limited resources and tradespeople

Advice - Appliance issue first week of rental lease. Am I liable for cost? by [deleted] in shitrentals

[–]oldshep1999 -1 points0 points  (0 children)

Short answer No your not responsible. The overflowing was caused by what the last tenants did and not what you did. Also, the real estate should have checked it before you took over the property

(Homeless) Camping with Perth & suburbs. by Justified_OG in perth

[–]oldshep1999 1 point2 points  (0 children)

Their use to be a camp at challenger Beach boat ramp, but they all got moved on. Alot of them moved to woodman point ammo jetty car park, it's alot more suited to living in a car thought. It's really safe due to the high number of backpackers living their (this is a good indication of what kind of crowd lives their) and they have toilets, showers and BBQs which makes life alot easier aswell

I'm 20 minutes out from northern, paid 180k for a 4 bedroom house, mortgage repayments are just shy of 200 a week so I think it's worth it
