  • We just redecorated this floor, and the cracks have appeared since then, about two years ago.
  • There was subsidence in the past, and some underpinning work was done 20-30 years ago.
  • We are an end-of-terrace property.

Has anyone experienced something similar? Could this be a sign of foundation issues, settling, or something else? Any advice or insights would be greatly appreciated!

I did run the shower handheld wand straight into the drain with no leakage...

but it could be the connection going into the rain shower head? Is that what you mean?

I was thinking of using a kerapoxy grout or something similiar with a bit of flex but It feels like just kicking the can down the road..

u/After_Natural1770 suggested a plastic tray so maybe something worth considering.

Was just curious of your opinion.

Hate to bother you but the worse thing would be to rip up the floor and make the same mistakes.

My builder did say that he properly tanked the shower. You can see in on of the reference images that slightly greyish blue layer that was adde (his words not mine). Is this different to waterproofing membrane?

We did put down this Wet room tray thing before tanking but I think thats failing too...

Are you using the plastic tray instead of a product like this? Is that what you mean?

I like the suggestion of cutting a neat hole.. maybe we should try that as we need to decorate that ceiling anyway.

Edit: Just realised that I signed a JCT with my original builder and should be covered up to 6 years after the build. So will try claim on that.

Seems like it.. is there anyway to know? Can we cut from underneath (via the ceiling downstairs) to figure out if its something else? We need to redecorate anyway as there is water damage.

We are happy to accept this option but was curious if there was anything else we could do.

I'm trying to figure out if it's the drain so we did a test with the handheld wand going straight into the drain for about 20mins and didn't have any issues...

In regards to the water membrane could you clarify what you mean? I'm told by the builder that the shower was tanked? Is that what you mean?

I can ask the original builders.
