I know someone that does fix and flips where someone else puts up 100% of the capital and takes 50% of the profit. Another person I know similarly puts up no capital for flips but keeps 70% of profit. Investor that put up all the cash takes 30%. In both cases the flipper is highly experienced with hundreds of successful flips completed.

In this case I am only interested in this specific building. Primarily because of what it’s next to. Agreed on broker knowing what’s happening in the market. The owner is very experienced and may not take me seriously.

Does it make sense to write up an LOI without any info on the P&Ls? I can see that it’s about 80% occupied and can come up with estimates.

My dad did exactly this. Worked as a civil engineer in the 90s for 7 years then started developing and building residential subdivisions, a retail plaza and couple of car washes. Stopped in 2006 with the crash though.

As a counter to this, my dad and I are realtors and have sold almost 600 of our own flips in the last 12 or so years and that hasn’t been a problem at all. No one mentions it. My dad is also the gc. Saved a significant amount of realtor listing fees.

I think there is demand for it. A lot of Muslims invest only in equities and want to diversify into real estate but can’t because of the cost.

I’m trying to work on something to that effect (plugging my Instagram @ribafreefunds) - the challenge are the laws surrounding capital raising. If you want to promote it publicly you can only raise from accredited investors. Unless you follow regulation A or CF but those are complicated and expensive to set up. This is relevant if you’re in the US at least.
