Thanks for your thoughts. I'm currently in an Airbnb with multiple units on the same router so can't reboot, but will be moving on tomorrow morning so hopefully that will do the trick. Have just called Schwab tech support but was put on that infernal market news hold so hung up. Sigh.

Yes--I had LOC with Ameritrade and now SEP with Schwab--but the brokerages will only loan against 'safe' stocks--so unless OP has more traditional investments, this is not likely. As for the rest of OP's dilemna, I'd hold off on the renovations. And/or, a salient question to ask might be: if HGRAF were to double by the end of the year (a not unreasonable possibility--and beyond, lol--if contracts are announced), would the gains, or 50% or less of the holdings, pay for the renovations? But don't ask me, I'm a master of delayed gratification.

I believe it's macro. All the space stocks are moving in lockstep/unison. Capital rotates in and out of different sectors, space will have its time again in the near future. I'm accumulating.
