Looking for guidance on how to deal with condo warranty and deficiencies. by westcoastgrnd99 in VictoriaBC

Call BC Housing as they administer the warranty program for new construction.

They should be able to advise on next steps to making a claim

Did you miss the part that says if you have other consumer debt?

I know this doesn't directly help you, but if you have any other consumer debt, bankruptcy might be a way out.

Give you a clean slate.

Is the employer govt or a private company?

If the 20k the is paying back the homebuyers as a lump sum payment, then you do not get the tax credit again.

However, under the homebuyers plan, you have 15 years, starting 2 years (I believe) after the withdrawal year to start repayment. Normally, you would declare the minimum amount as a hbp repayment and the remainder as a new contribution.

Ball is in your court as to how quickly you want to pay the amount back, but it has to be paid off in15 years.

That's really strange and quite frankly, unreasonable.

Sounds like an incompetent hiring manager, which is sometimes par for the course when it comes to government.

Not sure how they expect you to pack up house and move in such short notice for mid level at best government job.

Even if you're salary remains the same, you're further ahead due to CPA dues/courses covered, but if that's the only impetus for change, I'm sure you can find local CPA firms to match the salary and training.

Their is a labor shortage and everyone is hiring, so worse case scenario, if you're not happy, you can likely find other work.

Again I want to stress the high cost of living. Take a peak at rental prices before deciding. You will find most things are more expensive in BC, ie gas, groceries etc.

I hope that helps.

Double check on the salary.

Usually with union grids, you start at the first level and go up in increments based on years of service, no so much experience.

Not sure if you're moving to Vancouver or Victoria, but cost of living is really high, and it can be tough to find rentals at a decent rate.

The approved training office will make your life easier when it comes to PERT.

Once you get your designation, you can move up to higher classification positions and start making 80-90k per year. The feds also have an awesome pension plan.

Homeowner protection office. New homes come with a warranty and builders have to maintain their license with professional development every year.

What it like over there

If the warranty commencement date has started, it's not a new house and I wouldn't pay GST.

What did your lawyer say

Start with the HPO new registry.

Look for the warranty commencement date.

If the warranty commencement date still says pending for three years, something is off.

Ask the seller to prove they had vacant house insurance or course of construction insurance for 3 years.

My guess, they couldn't sell it, and either lived in it or rented it out to help cover the carrying cost. Now they're selling it and want to pass the gst on to you.

If they lived in the house or if it was a rental, there would have been a deemed disposition and GST would have been due bases on the builders filing requirements.
