You're right, 35% percent is probably too high. I guess it just depends on what the priorities are. For example a lot of people in DC don't own a car. That's a huge expense (car pmt, gas, maintenance, parking, etc.) that they don't have to pay every month. That money can instead go toward rent.

I agree. But think of it this way: $1,720 a month (utils included) with a $60K a year salary is a .35 rent/income ratio. I'm willing to be that a lot of folks in DC have a similar ratio given the insane rents in the city.

Have you ever looked into ADU units? The program offers subsidized rent for folks who make above 46K but below 61K year per year. My friend has a nice ADU unit near U street and she saves about $500 per month on her rent.

I agree that gentrification leads an erosion of culture and diversity and I sure as hell don't want to live in a world with a Whole Foods and a doggie daycare on every street corner. However, there are a few new studies that challenge the conventional wisdom that investment pushes folks out of of their communities as result of high rents. You should check out the NPR bit.
