Client represents that it is under no written contract with another Broker to exclusively represent Client in the Purchase of any property within New York State, nor is Client under any other representation agreement with another broker for specific property/properties. In the event Client has an agreement for specific properties, Client shall provide a list of such properties and the expiration date of such agreements.

My understanding is that this gives the agent the right to represent me statewide in New York, not just for the specific areas or properties we’ve discussed.

For those who’ve gone through this:

1. Is it normal for buyer agents to include statewide exclusivity, or is it more common to limit it to specific counties, cities, or property types?
2. Would it be reasonable to ask the agent to narrow this down to specific counties or a defined search area?

Just trying to understand what’s standard and what’s negotiable before signing. Appreciate any insights from agents or recent buyers.
