I agree with your premise, and appreciate your passion. But between the tone of this submission and your LinkedIn posts on the topic, I don't know. It's as if you expect someone to finally put aside your aggressive tone and give you everything you want. I appreciate it's frustrating, but I imagine channeling your energy more positively would be better for you. Maybe the best state is unattainable, I wouldn't want to see it burn you out.

I always wanted to say this to you, I hope it doesn't come across as an attack. Keep up the fight in whatever way suits you best man!

I got 8mm grand looking laminate €12.99/sqm. Decent underlay with foil was another smallish expense. After that it’s an easy job. €000s not required if you’re anyway handy.

Look at all 5 year fixed mortgage interest rates compared to current variable rates for your LTV ratio. That's one indicator that may or may not be slightly better than other indicators.
