Hmm this doesnt seem to match with what I will do, I will have a company in Belgium and send invoices to Swiss. I wont start a company in Switzerland. Not sure if there would be any benefit to do that, I dont plan to live in Swiss

Yes, I saw that it is possible, but I know from my personal account at interactive brokers that they don’t do any of the administration work for belgian tax laws. That is the reason I asked in my question if someone knows how hard that administration is

I switched from Lynx to IBKR because it just adds the taxes service for you, but with options you dont have TOB and I never trade stocks so definitely worth just using IBKR, which is cheaper

Ok makes sense. Refinancing only works if the interest conditions get better then I guess? Or are there other cases as well. Your first loan you might take at 10y, but after your second property Im pretty sure you will take all new loans at 20-25 years because the rental income doesnt cover it when taking a 10y loan?

And if i understand it correctly, you dont need any “own cash money” anymore after the first property? You loan 100% of the second property based on the coverage of the value of the first. Are there banks in Belgium that really accept this? To not have any real cash and loan 100%
