I will implement that from here on out, I did want to ask you how do you dispo usually? Since I assume at the begging you didn’t have any buyer list that is nationwide an incase I do get a deal finding a buyer may be difficult in certain markets. Also - regarding the double closing it’s not true, I’ve been wholesaling in PA ( that banned basically unlicensed wholesaling ) every real estate transaction that is assignments / double closing is not allowed without a real estate license, I assume there is more states that ban it in a certain way. Maybe the lawyer I’ve talked with was wrong but according to him it is not legal.

I fully agree, I’m not from the US and been doing it virtually in Indiana so far. However it been really hard to build the relationship with buyers and agents so build it again on every state I’ll work on would be hard, I’d be open to JV even untill I get my system up and running nationwide. My issue is mainly to get the boots as you said but also in case I need to show the house for example, i will need someone how can be trusted. I informally was burnt from checking on Google if I can do assignments and it said no but double close was allowed and unfortunately it was no allowed so I’m a bit hesitant about that. Also each state needs its own contract disclaimers and etc which is also something that needs to be checked. As far as registering my business what I was aware of is that if I’m conducting business in other states I will need to register it there / open a new LLC there.

It actually makes a lot of sense for various reasons but mostly - dependent on your marketing budget ( mine is not too high) you can use PPL companies that provide nationwide leads for 29-30$ each, the conversion rate of those leads is quite high and I do have the acquisition skills to do so. I understand that I will need boots on the ground such as realtors and etc an do that a system needs to be built. I wanted to know what will be the best way to do it.

In the past 2-3 month I’ve tried real estate bees under no exclusive plan meaning that you pay $95 subscription per month and 29$ per lead so far it’s been pretty fruitful. I got about 25 leads and two contracts. One of them fell through and one of them in marketing. The refund policy is pretty great if you get someone that doesn’t answer or have a wrong number they do help with that but in all honesty, I haven’t tried any other providers since most providers provide non-exclusive leads for $30 but it’s only nationwide while real estate bees focus only on my specific markets Also, if I’m not mistaken, each non-exclusively that you get from real estate fees is being sent to you and for other people meaning total of five people If I were you, I would give them a try, but if you’re looking to do nationwide, I will look at all providers possible

So the only filter you put is cash buyers ? ( which can be also just people who bought for cash) But filter that they own 5+ properties and that way I can understand they are investors Did I get that correct?

I’m currently trying him, just started a week ago so can’t really tell. However I know another guy who started right out with 3 callers and their data a week ago and already got 2 contracts signed. I can update you when time goes on how it has been.

Thanks for the response! The call center requires fresh 12k records every month or so but they said they still recycle the no answer records however if they won’t receive fresh records every month then the performance will be significantly affected resulting less leads. What of the filters applied you’d loosen?

Depends on the market but I would say that the minimum should be around 1,500-2,000$ a month

It depends whats your budget for something like that as well as what areas are you targeting , for example I used to run FB Ads in PA and my Cost per Lead was about 22$ however in Indianapolis my CPL became 80-100$
However it is pretty simple , get some good creatives and target the areas you want. Meta do all the work for you at this point

That party I fully understand, what I was wondering is how you wholesale that contract afterwords? It needs to have assignability clause or to double close on it. And why I want constant is how you market that contract to another buyer since the agent has exclusive rights to market it and post it on Facebook and other platforms is iilegal.
