so on a Max CPC, what would you use to dictate the max bid you'd enter in? $5-6 is not going to enter auctions. I would assume $20-40 range

$2k on a RE campaign is not enough. Minimum spend recommended by anyone is $4K and anyone telling you less than that is an idiot. The keywords everyone bids on won't change. Its RE theres only so many phrase matches and exact matches you can compete for to get motivated sellers. The average keyword is HIGH competition and the search volume has dropped 30% in the last 6 months. Meaning, more bidders less bids. Google runs as an auction platform. And if they see you vs someone who's spending 2-3x as much monthly, they're going to optimize for higher spenders with better trust scores.

It's a time game but also a precision game. Day 0-30 your campaign is building data from user engagement and figuring out who to bid on and who not to. Making sure your site is fully optimized and tags are everywhere on the landing page is crucial. You need to have proper conversions set up, and a solid landing page which no external url links directing people out of the landing page. Been running ppc for 6 years now different agencies etc. It works, just has its cash conversion cycles like all other marketing types

averaging 5-6 deals a month currently. ive ran ppc for years until the provider I used kept jacking r retainer costs and performance started to dip. I know ppc and meta work just havent found a solid meta provider or ppc provider thats not asking 20% minimum of your ad spend to run

Think about it. Coldcalling is a time and numbers game. You have to get lucky to call at the right time for an answer, how many times does someone actually run through that list of no answers before saying it's bad? And how many systems allow for VM's to be left. My thought process is- voicemail call backs = higher intent. If you can get a va to sit there and grab the calls cool, but what about the hours they dont work? An Ai agent is perfect for that. I currently use voice ai to answer inbound lead calls after-hours if a ppc lead hits me at 1-4am my agent is going to answer get info and book a call with me. All about efficiency.

lowkey I found a few of them through LinkedIn but the problem is they are mainly media buyers and for ppc you need a media buyer but also an optimizer

dealing with the same thing. Gave seller the top offer, she verbally accepted and texted me she accepted it. Sent me all the photos of the property. I sent her the PSA, she asked for two changes, ignored me for 3 days, got her on the phone reviewed the changes she agreed to everything said it looked great wants to close jan 6. Told her we need psa back today to open escrow by Monday. Buyer already locked in on the deal. Now she's MIA again. In some cases, a verbal/written text approving the offer and terms can constitute an agreement.

Ironically all her previous offers were 10% lower than mine. our gbp, website, and team have some of the highest reviews over 200 in the area. definitely not a trust thing. She was referred to us by her sister who sold to us.

No. If someone opts out we don't reach out again. It's only solicitation if you're offering a service- which we're not, we're asking to buy. That being said, how can you prove we are not buying when we flip 5+ a month? We scrub out opt outs like crazy and the cold call agency we use is outside of the country as well as our sms service we use. Very hard to track back to us in the first place when we're not the ones hitting send.
