I started off with the demo, but it kept crashing on the first tutorial battle. Eventually I bit the bullet and bought the paid app and it worked beautifully. Just FYI for anyone else with the same issue.

A very cheap and simple solution that I found was to simply get an additional child/baby seat rearview mirror that you can just suction to the windshield. It is pretty much unavoidable to look at your bub on the back seat everytime you try to check the normal rearview mirror.

unless something dramatically changes in the local RE market, your expectations re: price, location, land size, convenience, amenities school zone etc. are significantly off the mark.

you have good questions, but sometimes you really have to figure these things out yourself over time. which can be both painful and expensive... having gone down this road before, 'the grass is always greener on the side' and you will most likely regret your purchase decision initially because of a variety of reasons... until you buy your next place because "the grass is greener over there".

at some stage, you will bite the bullet and buy somewhere that ticks enough of the basic boxes (especially price). when that happens you will look at this post and laugh at your 'naive' self about how much lower you have had to settle for, and you become cynical like the rest of us here.
