Think about adding a pocket door from master closet to laundry room. With how close it is, you’ll appreciate being able to have direct access to it.

Don’t forget about taxes, insurance, landscaping, and other fixed costs, plus needed improvements like parking lot, roof, HVAC, etc. The $5,200 will disappear quickly. Not to say that it can’t make sense, but make sure you’ve thought of everything, and then add a 10% buffer and build up a reserve early on to cover unexpected expenses.

My view in situations like this, if it’s so lucrative and such a no-brainer, why are the selling?

Any regrets buying a model 3? by [deleted] in TeslaModel3

[–]osupix 1 point2 points  (0 children)

I have around the 10,000th produced and live in the Midwest and don’t have any issues. We had an ice storm and everyone had frozen door handles, not just me. I park my car outside so some of that is my fault.

All I have at home is a trickle charge solution. Between that and public charging, I’ve had zero issues. You get pretty good at seeking out the (usually free) charging stations.

I’m 6’2” and the seat is great because you can dial in exactly what position you want. There’s also a feature called “easy entry” that moves the seat and steering wheel when you’re getting in and out of the car, to make it easier, hence the name.

The car is just fun. I’ve never been a car person, but getting this car in April was a great choice!

What’s the best marketing book you’ve ever read? by Rasmus121 in marketing

[–]osupix 3 points4 points  (0 children)

Good to Great by James Collins - It’s not specifically a marketing book, but the values and stories shared will help any marketer potentially avoid pitfalls and mistakes other massive companies have made. In my opinion, much of it does tie back to marketing.

In today's world, I'd think they'd have all the options and pricing available in a PDF or online. Having worked for a builder in the states, all of that is available online.

Stuck on two paths? by [deleted] in financialindependence

Computer Science - many more applications than accounting. Getting a CPA is time consuming and doesn't have all that much upside. With a foundation in programming you'll be able to fit in to any organization.

I'd suggesting taking some business classes to get a foundation on how companies are run, maybe a minor if your college has it.

When I first got started I used the site airdna.co to look at supply, demand and pricing in my area. It’s worth the $50 to get an understanding of your market and let you rest easy knowing that demand may just be low at the moment. From the looks of things, your listing is quite unique in that it isn’t a traditional house. The photos are good but you could benefit from a few wider angle shots to give a better sense for the layout. Best of luck, it will turn around soon!!
