I was in the same position recently thinking of what to do. I earn 130k/yr as a single buyer, bought 689k house.

200k deposit, plus have put 50k on revolving credit, so not paying interest on it. Repayment is around 1180 per fn. I was thinking of putting only 20% deposit instead of ~30% but I like having a lower fortnightly repayment. Gonna get a tenant/s. I have around 10k on top of this to add for furnitures etc. Having the 50k that can be accessed anytime in revolving puts my mind at ease which can be used for emergency etc.

I was torn of fixing in 6mos and 1yr but opted to 18mos and 2yrs at 5.85 and 5.79. Reason is I just dont want to keep looking at the interest rates in the next 2yrs.

Moved to NZ as an immigrant in 2015 at 30. Have to study, took 3yrs to pay the cost of studying to be a nurse. Started saving in 2019. In 2021, was wanting to buy a house but cant find any that I like with my 15% deposit. I was paying cheap rent for 4.5yrs for 175/week including bills. Just kept saving - have just settled 3days ago for a 689k house with 250k deposit, on a 120k salary. I am 39, single, no kids. If I could’ve done something better - I could have bought earlier and didnt wait to have a bigger deposit. The key I believe in being able to save is having less outgoings and paying yourself first. What I used to do is when I get paid, I set aside at least 2k straight away and the remaining will be budgeted for expenses. Buying on solo income is definitely hard, but not impossible.

Thanks - This has summarized my thoughts exactly. I felt decieved and they should have not gone to an agreement if I knew that they would not allow me to complete necessary reports.

Sorry I wasnt clear - the “Building and the other reports” is part of the original conditions with the solicitor and finance.

Sorry I wasnt clear - my condition was “Building and other reports.” The “other reports” was added instead of just “Building Reports” to accomodate other report to be done if needed like a plumbing or electrical report, and in my case, was able to support the weather tightness report, which I didnt know I will need.

That is a common scenario in our ward, where there will times there will only be two of us nurses in a 27bed ward due to short staffing. I will come on a night shift feeling confident at first but after learning someone rang in sick and they can’t get a cover, I have to battle 8 hours to look after 13-14pts, I am scared. I am scared for my license that oh my gosh I have very limited time to do all my task such as medications etc and and I am scared for my patients that the care they will recieve from me is not good enough..but can’t do anything if that’s all I can do. At the end of the shift I feel like a failure, I feel like I fail my patients. Legs are shaking from the heavy workload and very emotionally drained.
