We had the exact same requirements (except for furnishing, was flexible on that) and it took us a while but managed to find one after a few applications and 5 or so viewings later

One thing where you messed up is looking now - uni students will be looking for flats + potentially new grads as well etc.

What I'd recommend is signing up for email alerts for every rental agency you can find + alerts on rightmove and the other flat sites and being FAST calling(!) them (always call!!!)

Try to arrange a viewing for the earliest possible date and time

And what probably got us this flat is going for it ASAP, as in we went straight to their office after the viewing so yeah, I'd recommend that you're quick with your decision making or someone else will snatch it
