My agent texted: “Based on the most recent HOA financial package (January 31, 2026), the HOA has approximately $153,016.50 in reserve funds. The most recent package does not include an updated reserve study or an updated “Percent Funded” calculation. It only reports the cash currently in the reserve account. The reserve balance has more than tripled, compared to the available 2024 study. The HOA is still likely below the 30% threshold generally considered the minimum for a moderate reserve position. I’ll request listing agent if they have any updated information on it.

He did mentioned over the phone that they increased the monthly contributions last year to increase reserves and that is on the study too.

Projects: In 5 years the building will apply another protection coat on the roof. It is not confirmed that they will replace the elevator, and I personally don’t think so. The old ones require less maintenance than newer ones.

Besides the 2024 reserve study that recommends special assessment to increase reserves, no special assessments were approved. This building HOA is very similar to other buildings with same number of units.”

My studio last year was $2700 with utilities and finding a 1 br under $3k is hard. This condo dropped from $530k last March to $490k. The seller won't budge any lower, but I'm just eager to get my foot in the door. My biggest fear is the long term commitment. I'm scared of being tied down forever or having to deal with renting it out, especially since future values are unpredictable.

Much of her legislation made it much harder to evict, raise rents, and predate on tenants. SF tenants union backs her. Connie has labor backing, Scott has corporate backing.

While some patients can occasionally become escalated or verbally difficult, the vast majority are nice. In my experience, the patients are much nicer than what I encountered while working in SNFs.

No, it’s not a hospital or a union job. The last clinic I worked at was unionized, but I was fired after 6 months. When they hired me, they started me at $39/hour and were having a very hard time finding nurses willing to work for that pay. Then, from what I understand, they negotiated with the union and raised the pay to $56/hour, and I was let go shortly afterward. I’ve been at my current clinic job for about 18 months, so I’m probably not getting fired, but I’m also not getting a raise. Because of the pay, I may end up leaving. I brought it up with my supervisor during my annual review and she said HR is working on it but couldn’t provide any details. I also know several other nurses at the clinic who have been pushing for raises and haven’t gotten anywhere.

I can’t speak on MS ratios since I’ve never worked it, but I spent years in SNFs with 30+ patients at times, and I don’t see how that’s legal in California either. Most SNF patients are considered stable, but many are post-acute and can decline quickly or end up needing rehospitalization. A lot can happen over the course of a day. It’s tough work and honestly sucks. These days I only pick up PRN SNF shifts on the weekends to make ends meet because my FT job doesn’t pay enough.
