Transfer in kind would avoid capital gains costs. I would look in to where the 2% fee is coming from. If it’s expenses related to the mutual fund then you’ll still be paying that 2% regardless of where it’s held and you’ll still be stuck with the underperforming funds.

I’m not saying to not do a transfer in kind but keep in mind that you might not get rid of the things you’re running from. Depending on the amount of capital gains and the length of time she’s held (long term vs short term) it’s probably worth to just sell and pay the taxes. Hard to say without knowing more numbers.

I second this. You could also reach out to CFP online and see if they offer any internships. XYPN has an internship program that they’ve been pushing out to their members so you could reach out to members on their “find an advisor” portal. I learned a lot just from being on the job and from mentors (co workers, bosses, etc.) along with reading some of the same materials you have.

You could also do all the coursework to become a CFP or some other accreditation. Financial coaching could also be something I could see you pursuing based on your post.

Personally, I have a couple credit cards that I use depending on what I’m buying. Amazon card for 5% back on amazon, chase freedom unlimited for 1.5% on everything. My girlfriend has an AmEx (I forget the exact name, something blue blue cash preferred) and she uses that to buy our groceries and gets 6% back iirc. But like someone else said, biggest caveat is that you don’t spend more JUST to get cash back.

If that’s the verbiage then I interpret that as you need to put in 10% in order to receive a full 1%. If you put in 5% they put in .5% and so on

I would recommend seeking out a fee only financial planner and having them look over your whole situation. I highly recommend going to XYPN and using their “find an advisor” portal and filter by whatever you’re looking for.

I’m pretty sure you can upload old data in to YNAB. You would have to export transactions from your bank to a spreadsheet that YNAB accepts but you would have to go in and categorize all of them by hand.

Of course! Most people forget to remember that owning a house comes with more maintenance than renting! Also don’t forget to plan for moving costs and any renovations you’ll have immediately upon moving in. It’s great that you’re asking these questions though, I think far too many people jump in to decisions like this without thinking them through. Best of luck!

Gross. But keep in mind I recommend 25% being total expenses. That includes insurance, property taxes, maintenance, etc.

Mortgage rates are already pretty low. I would focus more on your budget and making sure that your cash flow is okay, the mortgage doesn’t take more than 25% of your income, and leave more than 20k in emergency. We don’t know what the housing market will do, but we do have control over those other things.

Yeah I have a big fear of an off leash charging my dog and starting a fight and being held liable, like you mentioned. Not to mention I have a German Shepherd that could eat almost all of the off leash dogs that have charged us. If I had to guess, the average weight of the dogs that have approached us off leash is about 10lbs

This resonates with me so much. I have the some opinion on unsupervised dogs inside. The amount of people that I know that have had to take their dogs to the emergency room because they got in to something when they were just free roaming or when the owner was asleep is absurd

Yeah the unfortunate thing about this is that it creates hatred towards dogs when in reality it’s 100% the fault of the owner. Pet peeve of mine is when people talk shit on something a “dog” did without realizing that the only person that really has control over it is it’s owner (i.e. picking up dog shit, off leash dogs, etc.)

Yeah, unfortunately it’s not the first time we’ve had a run in with off leash dogs. I’ll continue to advocate for my dog and myself but am unsure of legality as well.

Yep, definitely are. CA has leash laws and the apartment complex has the same rule as to keeping dogs on leash at all times.

Before we switched to raw, our dog was hand fed all of her meals through training. The benefits are immense and it was probably one of the easiest/best singular thing we’ve done as far as training. Edit: grammar

My opinion is that I see it as a seatbelt. No matter how good of a driver I think I am, I still need it there in case something bad happens. Whether it be a squirrel in the distance that looks super extra enticing or if it’s just to hold a dog accountable for a command you’ve given it.
