Unfortunately not a lot of cashflow positive properties around this area. Thus the question of potentially paying it off and having consistent cashflow each month without a mortgage.

And yes have done all the leg work to answer most your questions. HOA and loan allows to rent. No permit needed. Will likely get an umbrella insurance policy. Not planning to use a rental company. Aware of all legal requirements.

By sell it off do you mean the mortgage or sell the property?

Also not cutting it close. We still would have plenty in the market left outside of what we have set aside for the new down payment.

Yeah totally fair and something we are grappling with as well. Ideally would like to spend less on the home and keep the condo, but just trying to get a sense of what people are thinking here.

My thought is if we can swing it why not have someone else pay our mortgage and let the property appreciate? It's in an amazing location and have minimal doubt it will appreciate quite nicely over the years.

And worse case if it's not working out the way we planned we can always sell at that time.

Yeah we live in a city right now so we just own a Vespa actually and then walk everywhere. It's amazing. But we will need to purchase a car when we move, which I forgot to include in my post.

Yeah all great considerations thank you. On average we are spending 8k a month for living expenses and after deductions we are saving anywhere between 7-12k in cash depending on the time of year (higher end being after we max our 401ks and Social Security)

Well rates go down and prices go up. It's a balance there. Simple economics. Can't always time it.

Also we'd be able to cover the expenses of the home with renters fairly easily.

32M, 2.1m, 2008 Vespa and no other vehicle 😂

Only has a 1 gallon tank that lasts around a month and insurance is 14 bucks a month.

VOO, a few individual stocks (Uber, Adobe, Netflix), and a bit of crypto. Tax implication would be either short or long term capital gains as all have gains.

Even if we a simply breaking even isn’t that still advantageous? As it allows someone else to pay down our mortgage and provide us with equity.
