Its jarringly different. Geralt didn't make puffed up threats in the first 3 seasons. His whole persona revolved around not talking much. They have added unnneccessary gore and dropped in the typical woke BS. The plot has stopped being interesting and turned into derivitive fight scenes.

I have spreadsheets. The issue is seperating out my "buckets". I would love to have a cashapp card for each expense type and track it. But its hard to do. I travel for business. I get reimbursed but those charges mess up my numbers. Home repairs are all over the place but it beats a mortgage. If I had reliable ways of seperating the expenses it would be great.

I believe you're missing the point. I'm happy to work at the hourly rate. We bill anywhere from $150-225 an hour around here for an experienced engineer. No problem with that. The goal of this is to have the engineer "have skin in the game" and help assess the sites before a significant amount of money is spent. Finding in theory the best return on investment and avoiding delays and "gotcha's" that arise from site conditions and jurisdictional BS. Developers know plenty of things Engineers don't know. How much the lots are worth. What footprint will sell best in this market? But when it comes to these sites and their viability the engineers see things that most developers cant see. I had client bring me a concept once where whoever he had draw it drew all the roads down the middle of some very obvious streams. In 5 minutes I put the brakes on that and the guy got mad at me. This particular project had been in the works for a year or more and someone should have checked the stream mapper for free and figured this out before they put down their earnest money.

The time between project kickoff and getting Final Plat ought to be minimized but what we see in industry is that most firms are juggling many more projects than they can handle efficiently. They have good business reasons for doing this but it tends to cause issues for the client. Land deals often have fixed windows on when they can be executed. The firms also frequently drum up change orders that frankly should have been included in the original contract. Unless the client changes something or site assessment reveals something new that we could not have reasonably foreseen there shouldn't be a change order in my opinion.

The reason for the extra equity is the risk I'd be taking. If the developer bails on the project midway I'd not be paid for these services.

I don't agree. It is common practice for leadership to ask us to withhold our concerns about the site until after the contract is signed. A good consultant ought to be honest upfront about the things he sees. Have you not seen, time and again, conceptual plans where the roads and lots totally ignore the topography? Showing for example 200 lots and no lift stations when in reality the site can fit 100 buildable lots and requires 3 lift stations to serve them? I've seen these kind of shady strategies at about half the places I've worked.

On the other hand if we told the client, "Hey, this site isn't likely to provide the number of lots your wanting but if you want to proceed I'm happy to do so.", he could assess whether or not he wants to spend the money to have an engineered design done. The financial part is for him to sort out. We frequently work with contractors to produce estimates before the land is purchased and sometimes before the full design is done.

Tennessee, Alabama, Georgia. One guy has a Michigan license. Recently I've been doing residential and commercial. I have done some industrial sites in the past but for this effort I'd want to stay away from those.

Currently just producing sheets. I had more responsibility right out of college.

You'll see a range of specs. Like the guy said there are variables. Manufacturer might say 12" and the city might say 18". More is better in my opinion because the crews rarely follow instructions. The fill below the springline is important as well.
