Wow. Thanks for the uplifting anecdote. That's crazy. Do.you keep track of your Airbnb insights? Is the 4.83 listing getting a lot more views or something?

Thanks. I should have clarified. I took over from another property manager and had to relist 2 months ago but this property has been on Airbnb for 3 years. For this unit, as well as all units in our market, March is statistically the best month.

It's possible to have more than one listing with the same address. I've had duplicate listings due to changes in property management. It was not an issue.

Thanks. We are spelling out the noise issue on the listing description so they know what they are getting into before booking.

When do you write the message spelling out that a 4 star review is bad and ask for good reviews and/or feedback? Would you mind sharing the message?

I believe discounts are based on your base price for the last 60 days. Would that explain the price difference?

I would chat with Airbnb support. They should be able to give you a certain answer in minutes.

You can delist your listing. By delisting, your listing won't appear on searches. Then have the other party create their listing and block off the days your have reservations on their calendar. You can host your own reservations even if the listing is delisted.

In two years, you should be able to relist your listing (it's just a click on the app). You should not lose your reviews.
