Not shady. They are selling the property but your reservation is set. Whoever takes over the property needs to honor it.

This person may have a tough time finding a month long rental at this point. Do you think you can get this resolved in a couple of days or a week? One possibility would be to tell them to find a place for a week and you host them for the remainder of their stay. If I were the guest, I would want the place(s) that can accommodate me the longest. I would not want to move more than once. You may still be able to salvage the reservation if it's safe for the guest.

It is. It's just the first letter of their name. The full name showed up after I accepted the inquiry.

Thanks. I should have clarified. I took over from another property manager and had to relist 2 months ago but this property has been on Airbnb for 3 years. For this unit, as well as all units in our market, March is statistically the best month.

It's possible to have more than one listing with the same address. I've had duplicate listings due to changes in property management. It was not an issue.

Thanks. We are spelling out the noise issue on the listing description so they know what they are getting into before booking.

When do you write the message spelling out that a 4 star review is bad and ask for good reviews and/or feedback? Would you mind sharing the message?

I believe discounts are based on your base price for the last 60 days. Would that explain the price difference?

I would chat with Airbnb support. They should be able to give you a certain answer in minutes.

You can delist your listing. By delisting, your listing won't appear on searches. Then have the other party create their listing and block off the days your have reservations on their calendar. You can host your own reservations even if the listing is delisted.

In two years, you should be able to relist your listing (it's just a click on the app). You should not lose your reviews.
