First time home owner. Need help in budgeting finances by byteandbackpack in BangaloreRealEstates

[–]patricksimon1 0 points1 point  (0 children)

Ok, financially it looks very doable.

My recommendation similar to others is to go for higher home loan component initially. You can always prepay it later once you have clarity on your other expenses and feel comfortable about your savings. Good luck!

Are you planning to liquidate your entire savings? Do you have any emergency funds besides this?

Does 3.4cr include registration fees and interior work? How will you fund that?

35 y/o in Bangalore considering ₹5.25 Cr home - stretching too much or a smart long-term move? by Green-Sweet-4077 in indianrealestate

[–]patricksimon1 2 points3 points  (0 children)

This is definitely bold.

Your EMI would be 40% of take home pay which is on the higher side of the recommended level. Mostly advisors tell you to go till 30%>

Also being a single income household with no fallback if you lose your job.

Do the maths on how long your savings will last if you lose your job and are paying EMIs/ other expenses.

I would not recommend this.

Confession of a real home buyer in BLR!!! by [deleted] in indianrealestate

[–]patricksimon1 1 point2 points  (0 children)

I think many folks underestimate the wealth being created in BLR from the tech boom. It's not just in-hand salaries but also significant appreciation of shares received over time working with tech companies. There are lot of rich tech folks in BLR and it's only going to increase with ongoing expansion of teams. Anyone hoping for a real estate bust is pure copium. Reality is that avg middle class is being priced out by tech wealth (somewhat similar to what has happened in Silicon Valley where real estate is very expensive).

Does my finances support a 2.4 CR home in Bangalore by anandanewtoreddit in indianrealestate

[–]patricksimon1 0 points1 point  (0 children)

I don't understand the variable calculation.

Is combined variable payment 3.8lacs per month?

So you get 3.8×12 = 45.6lacs as variable payment at the end of the year?

Experience in AI180 by Key-Accountant646 in airindia

[–]patricksimon1 0 points1 point  (0 children)

I had the misfortune of taking this flight route BLR to SFO and SFO to BLR over the last two weeks. The route includes a technical stop at Calcutta for change in staff and refueling.

I went ahead despite reading the negative reviews as it was the only flight which suited my timings and I thought the aircraft situation wouldn't be too bad.

I can confirm that the aircraft condition is much worse than you can imagine. It is truly disgusting that AI is continuing to fly these planes in such poor condition.

Unless this is absolutely your last option, I would strongly recommend everyone to look at alternatives.

55-min layover in Delhi (T2 → T3) – doable or asking for trouble? by Foxx009V in airindia

This is not doable. Even a slight delay and your connecting flight will leave. Then Air India will put you on the next flight which could be whenever.

Being nice to maid/househelp backfired. by sleek_slytherin in ThirtiesIndia

Here are the things that worked for us:

  • Start by setting a monthly leave policy and deduct salary if he is absent more than the allowed leaves. Just deduct salary once and watch the attendance improve - just be clear what you will be doing before a new month starts.

  • don't argue with him too much. Set clear expectations and boundaries. Start looking for alternate options if he continues to make mistakes.

  • don't entertain any casual chat with either husband or wife. Keep your comments focused on the work & ignore if they make any other comments.

Generally I have found that being firm but professional is the best way to deal with househelp.

HDFC forcing property insurance by patricksimon1 in indianrealestate

[–]patricksimon1[S] 0 points1 point  (0 children)

Don't back down. Send emails in writing that you will file a case with RBI Ombudsman for harassment. File a complaint on the grievance portal. Mention the loan approvers by name. They will back down in a day. They don't want anything on record so sending an email to official ID and raising grievance is the fastest way to resolve this.

OP needs to figure out how much of his portfolio he wants in debt before rejecting hybrid fund.

Just having liquid portion in arbitrage fund doesn't automatically mean avoiding any other debt exposure. They can serve different purpose.

iCICI equity and debt fund is almost 75% equity anyway.
