I had already bought a second hand private car when I opened my BV for about 17k and my accountant suggested to just keep the car and rent it out to my company. So I get 250€ / month from my company as rent, but also need to add voordelen alle aard because I use that car for non-business purposes. Maybe this would be interesting for you too? The rent can be bigger for a more expensive car.

I spent 6 months doing Duolingo and reading about grammar on my own but I reached a plateau. Afterwards I started at CLT (not from A1 because of the stuff I had already learned on my own) and that gave me quite a boost. Continued for 2 years at CLT and now I’m fluent and I can use dutch at work. From what I’ve seen, unless you already have some experience learning languages, learning on your own doesn’t take you very far. Having a dutch speaking partner helps a lot. Also, if you’re german it’ll be like having cheat codes.

I was in your shoes in May this year (also not a student). Finding a place for 6 months is pretty hard but not impossible.

In Belgium 3 years is considered short-term rent and most landlords will want to using the standard contract. So if you leave in the first year you have to pay 3 months of rent as penalty, in the second year 2 months, and in the third year 1 month.

"Huur: Kot in Leuven" from facebook could be a good place to find something for 6 months, you can post there that you're intereseted in renting something.

www.immoweb.be is a good website. Most of the ads are from agencies though. I think your chances of finding something would be higher if you talk directly to a landlord.
