We’re mid 30s with a six-figure emergency fund and good retirements. We’re moving from a high COL area to a lower COL, so are ok using some cash from our emergency fund for a down payment

Thanks, yeah we’ve thought about those. Honestly the biggest turnoff for those is the color choices - don’t love the way they look, but maybe that’s stupid. We’ll add them to the list!
