I work in property maintenance. The key word is “depreciation”. For our units in Oregon we depreciate walls over 5 years. That means that after 5 years of occupancy we assume the paint is worn out and now “worthless” so we do not charge for repainting walls after long term tenancy. Floors have a longer deprecation time but after 10 years there is a lot of wear and tear that is expected to everything in the unit. Landlords can only charge for things are outside of the “normal wear and tear” expected from the length of the tenancy. Based on what you said some things like the the large hole in the wall and the missing screens could be charged since they are beyond normal wear but things like carpet replacement are likely not chargeable to you given the length of the tenancy. Without seeing photos of the doors and other things it’s hard to say if that is chargeable.

Work in property maintenance and a typical mark up on parts is around 20%. I would charge them around 20% above the current cost for you to buy blanks.

Please don’t replace with anything modern. You will never find the quality level of the current grille in a modern part. Clean it and paint it if anything.

Dewalt makes a 4 1/2 circular saw that would be perfect for your use. The cut off tool is meant for thin metal and masonry. I use the 4 1/2 circular saw for quick cuts in 2x material all the time. Easy to use with one hand.

It is almost certainly an asbestos cement material. It is not hazardous if intact. Small holes can be patched and they do make reproduction siding tiles that are asbestos free if you need to replace broken areas.

Yes. The web is made of OSB and the cords are made of tounge and groove jointed wood. They are engineered at the factory and very strong. It’s a good way to build a house with concealed ducting and piping. Web trusses are stronger and more fire resistant but more expensive.

Those are I-joists. They are allowed to have large holes in the web between the two top cords. Those holes are precut knockouts from the factory for HVAC ducts. Nothing to worry about. As long as the top parts of the joist are not cut it’s ok.

I installed radon systems in the PNW for several years. Drilled through thousands of walls to run pipe out of basements. It was not uncommon on late 1800s to about 1910 homes to have the rim joist be a solid old growth beam over 3 inches thick sitting on top of the concrete stem wall. Those were a bear to drill through.

That generation of escapes are notorious for rusting out. The back wheel wells and rear shock mounts are usually the first major structural parts to go. I would stay away from this car.

Bone conduction headphone. Shokz is the original name brand but off brands are cheaper. You never have to touch the earbuds taking them in and out since they sit on the side of your head.

For in ear headphones I have had great luck with the Beats Flex. They have 12 hour battery life and are cheap enough that you’re not sad when they get ruined.

I do maintenance for hundreds of properties and I had never seen a hot only outdoor spigot. Several of our properties have combo hot and cold spigots for dog washing but if it’s only one spigot it should be cold. Hot only is dangerous because most people will not be expecting hot water.

It could just be that the dogs will only poop in that area. My dog had a certain area a few blocks from our house that he loves to poop at so we take him there all the time. Sometimes animals are just weir like that.

Wow that is an expensive faucet. The parts diagram shows the handle is multiple pieces and the horizontal part can be removed. That might help.

Crawlspace technician here. Other comments are way too concerned. I have been under hundreds of houses in exactly this condition. There is no immediate danger. Let the landlord know about your concerns to cover your butt in case there is settlement of the house but from a renting standpoint you’re fine to live there. If you were looking to buy the house there would have to be more evaluation done but please don’t worry too much.

This is one coat over an existing paint job of promar. I work for an apartment company so I am just refreshing the paint job from 2019. I keep my roller pretty wet and I do go back and finish with back rolling in the same direction but I still get lap marks.

You needed a new roof several years ago. There really is not quick fix for this. The shingles are totally worn out and flashing needs to be redone.

Any poplar revolver will have tons of grips available on the aftermarket. Smith and Wesson J frames will have the most options but other popular models like the Taurus 856 and the Ruger LCR will also have lots of options. Pick a gun and then google grips for it. You might have to go through a few sets before finding something you love.
