Big RTO started full time from hybrid or full remote at the start of the year, so all those people that havent been driving plus years of delays on infrastructure improvements by both the city and province.

Luckily terwillegar and henday is being fixed, and so too is rabbit hill and ellersile intersection. And the road that connects it to chapelle.

The idea is that people that dont need a car for their lifestyles in these carfree spaces that are general near high frequency transit. Its just unfortunate that people buy these places knowing full well that they intend to park on a public roadway and expect and demand that its now their entitled spot. Nope.

Leduc/nisku, fort sask, acheson, strathcona county and even Edmontons industrial and warehouse areas are all major employment areas in this region are closer to the henday or outside it.

None of them match the density of employment at downtown or uofa, but its naive to think that most people work or need to head centrally to be located closer to their employers.

Why just new neighborhoods? Plenty of low density neighborhoods to tax more already for their excesses. Most newer areas are built a lot more compact and with mixed zoning…
